HomeMy WebLinkAboutSP-92-0000 - Decision - 0009 0005 Ethan Allen DriveI FINDINGS OF FACT & DECISION STATE OF VERMONT z COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of fact, application of Robert Shand for construc- tion of a 4,800 square foot addition to an existing building used for manufacturing purposes, 5 Ethan Allen Drive. On the 14th of January, 1992 the South Burlington Planning Com- mission approved the request of Robert Shand for site plan review under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: This project consists of the construction of a 4,800 square foot addition for storage to an existing 7200 square foot building. The original 2,400 square foot building was approved on 10/8/85 and a 4,800 square foot addition was approved on 6/7/87. This property is located at 5 Ethan Allen Drive and is in the Mixed Indusrial and Commercial District. It is bounded on the west and south by Shamrock Road, on the north by Ethan Allen Drive and on the east by an undeveloped lot. Access/circulation: Access to the property is via two (2) exist- ing curb cuts on Ethan Allen Drive. The easterly access is 40 feet in width and the westerly access is 16 feet. in width. No access changes are proposed. Circulation pattern on -site is acceptable. Coverage/setbacks: Building coverage is 5.8% (maximum allowed is 30%). Overall coverage is 13.5% (maximum allowed is 70%). Front yard coverage is 28.3% (maximum allowed is 30%). Proposed addition will meet setback requirements. Landscaping: The minimum landscaping requirement for this project is $2,100 which will be met. Plantings will. include Pine, Yew, Maple and Spruce. Parking: Four (4) parking spaces are required and the plan shows nine (9) spaces including one (1) handicapped space. Parking stall dimensions and aisle widths meet all requirements. Lot Merger: - The proposed addition will be constructed across a property boundary separating two (2) contiguous lots owned by the applicant. The applicant has submitted a lot merger agreement merging these two (2) lots. Sewer:_ No additional employees will be added therefore no addi- tional sewer allocation is necessary. Other: ___ no exterior lighting proposed --- no dumpsters proposed --- addition will not be constructed in the flood plain DECISION & CONDITIONS Based on the above Findings of Fact, the South Burlington Plan- ning Commission approves the site plan application of Robert Shand for construction of a 4,800 square foot addition to an existing building used for manufacturing purposes at 5 Ethan Allen Drive as depicted on a plan entitled "Proposed Addition to Vermont Custom Sheet Metal Lot 1 - Belter Industrial Park, South Burlington, Vermont" prepared by Koerner Design Company and dated 11/20/91 with a last revision dated 12/10/91 with the following stipulations: 1. All stipulations of previous approvals which are not super- seded by this approval shall remain in effect. 2. The applicant shall post a $2,100 3-year landscaping bond prior to the issuance of the zoning/building permit. 3. The lot merger agreement merging the two (2) lots which are part of this project must be recorded prior to issuance of the zoning/building permit. 4. The applicant shall contribute $880 toward long range improv- ments to the intersection of Shamrock Road/Ethan Allen Drive/Airport Parkway as -conditioned in the 8/25/87 subdivision approval which created this lot (lot 41). 5. The zoning/building permit shall be obtained within six (6) months or this approval is null and void. 6. As indicated on the plan, there shall be no trailers used for storage on the site.
