September 8, 1997 Application for a Zoning Variance Bud and Alison Etherton 42 Elsom Parkway For the Purpose of Building a 12' x 16' Addition Containing a Bathroom and Dressingroom/Closet Area 1. The frontage of the lot is set at an angle (Circle Drive curves around the property). The house was angled to be parallel to the street. It resulted in the back northeast corner of the house being set closer to the side setback than the front corner is. Therefore our proposed addition goes about 4` over the 10' setback only in this back northeast corner. 2. We considered moving the addition more to the front, but by placing it as you see on the drawing, we can make a better sewer connection by running the pipe along the inside of the eastern (back) wall of the house. We considered building off the back of the house, but that would eliminate our two east -facing windows, leaving us with only a north window, which would not be desirable. It would also be more difficult structurally because the eastern wall is a load -bearing wall. 3. This problem was not created by us. The house was sited in this way on the property when we bought it. 4. This small addition will not alter the character of the neighborhood. Our neighbor on the north, who shares our property line (Donald Weaver) is supportive of this proposed addition. S. This modest addition measures only 12 x 16 and will contain only a bathroom and dressingroom/closet space, which will help to bring our house more in line with modern standards.
