HomeMy WebLinkAboutVR-97-0000 - Decision - 0042 Elsom ParkwaySTATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Vl-�_ °1-7- 0o9d On the 8th day of September, 1997, the South Burlington Zoning Board of Adjustment heard testimony regarding a variance application of Bud & Alison Etherton, 42 Elsom Parkway. Based upon the testimony provided at the above mentioned public hearing and the documents submitted to the Zoning Board of Adjustment which are contained within the "document file" for this application, the Zoning Board finds, concludes, and decides as follows: FINDINGS OF FACT 1) The area in question is zoned R-4 District. 2) Section 25.00 requires a minimum side yard of ten (10) feet. 3) The property is developed with a 261x 42' ranch style residential dwelling. 4) The proposed addition 12'x 16' will be located to within six (6) feet of the northerly side yard. 5) The lot is a irregular corner lot with 125 feet of frontage on Elsom Parkway and 131 feet on Circle Drive. 6) The north-west corner of the dwelling has a side yard set- back ,of thirty (30) feet due to the irregularity of the property. Conclusion 1) The adjoining landowners (Weaver) are in support of this appeal. The proposed addition is located approximately thirty (30) feet from their dwelling. 2) House constructed in 1950's, proposed bathroom will bring house in line with modern standards. 3) Structural problems will occur if the addition is built off back of dwelling. Would result in the loss of two windows. 4) Lot is extremely irregular shaped and position of the house causes hardship. 5) Variance is minimal and does not alter the general character of the neighborhood. Based upon the findings and conclusion setforth above, the Zoning Board of Adjustment hereby grants the applicant's request to construct a 12'x 16' bathroom addition, located at 42 Elsom Parkway. /"-) South Burlington Zoning Board of Adjustment OC T 13 1997
