HomeMy WebLinkAboutSP-16-50 - Decision - 0080 Eastwood Drive#SP-16-50 CITY OF SOUTH BURLINGTON DEPARTMENT OF PLANNING AND ZONING ERIC FARRELL — 80 EASTWOOD DRIVE SITE PLAN APPLICATION #SP-16-50 FINDINGS OF FACT AND DECISION Eric Farrell, hereinafter referred to as "applicant", is seeking approval to amend a previously approved planned unit development (PUD) consisting of: 1) a 41,000 sq. ft. general office building, 2) a 30 unit multi -family dwelling & 3,700 sq. ft. of light manufacturing use, 3) a 63 unit multi -family dwelling, and 4) a 54 unit multi -family dwelling. The amendment consists of revising the landscaping plan, 80 Eastwood Drive. Based on the plans and supporting materials contained in the document file for this application, the Administrative Officer finds, concludes, and decides the following: FINDINGS OF FACT 1. The applicant is seeking to amend a previously approved amend a previously approved planned unit development (PUD) consisting of: 1) a 41,000 sq. ft. general office building, 2) a 30 unit multi -family dwelling & 3,700 sq. ft. of light manufacturing use, 3) a 63 unit multi -family dwelling, and 4) a 54 unit multi -family dwelling. The amendment consists of revising the landscaping plan, 80 Eastwood Drive. 2. The owner of record of the subject property is Olympiad Housing, LLC. 3. The application was submitted on 7/26/16. 4. The subject property is located in the Commercial 1 - Residential 12 Zoning District. 5. The plan submitted is entitled "80 Eastwood Drive As -Built Landscape Plan", prepared by T.J. Boyle Associates, LLC, and dated 07/21/16. Zoning District & Dimensional Requirements 6. No dimensional changes. SITE PLAN REVIEW STANDARDS Only the standards below are affected by this application. All other standards will continue to be met. Landscaping 7. The applicant is proposing to replace various shrubs which have died with rugosa rose shrubs. The value of the replacement shrubs is $215 lees that originally approved but because the original budget exceeded the minimum requirement by a greater amount, the minimum required budget will still be met. 1 ► CITY OF SOUTH BURLINGTON 2 DEPARTMENT OF DEVELOPMENT REVIEW BOARD PLANNING & ZONING SP 16 50 80 Eastwood Drive Eric Farrell ffd. doc In an email to staff dated July 28, 2016, the City Arborist indicated that the landscaping changes were fine. DECISION The Administrative Officer hereby approves site plan application #SP-16-50 of Eric Farrell, subject to the following conditions: 1. All previous approvals and stipulations, which are not superseded by this approval, will remain in effect. 2. This project must be completed as shown on the plans submitted by the applicant and on file in the South Burlington Department of Planning and Zoning. 3. The applicant shall obtain a zoning permit within six (6) months pursuant to Section 17.04 of the Land Development Regulations or this approval is null and void. 4. The applicant shall obtain a Certificate of Occupancy from the Administrative Officer upon installation of the new landscaping. 5. Any change to the site plan shall require approval of the South Burlington Development Review Board or the Administrative Officer. Signed this day of _ 2016, by J J.
