DECISION AND FINDING OF FACT
On the 24th day of June, 1996 the South Burlington Zoning Board of
Adjustment heard testimony regarding a conditional use application
of the Burlington Tennis Club, Greg Peters agent, this meeting was
also attended by Kevin Plette.
Based upon the testimony provided at the above mentioned public
hearing and the documents submitted to the Zoning Board of
Adjustment which are contained within the "document file" for this
application, the Zoning Board finds, concludes, and decides as
follows:
Findings of Fact
1) The property in question is located within R-4 District.
2) Recreational facilities are conditional uses within the R-4
District. Expansion of a conditional use requires approval
from the Board of Adjustment and site plan approval from the
Planning Commission.
3) This proposal will result in construction of two 20'x 60'
platform paddle ball courts.
4) No additional sewer and water is requested by the proposal.
5) Traffic impacts are minimal, early morning and later P.M.
6) Maximum of 8 people will occupy the courts at any one time.
Conclusion
1) Burlington Tennis Club is well screened from the adjoining
properties.
2) Six fixtures will be installed. A lighting study confirms no
impacts are adjoining East Terrace properties.
3) Proposed addition of two paddle ball courts are in keeping
with the current use.
4) Traffic impacts are off-peak early A.M. and late P.M.

5) No opposition from the neighborhood.
6) No impact of existing municipal or educational facilities.
Based upon the findings and conclusion set -forth above, the Zoning
Board of Adjustment hereby grants the applicants request to
construct two paddle ball courts in conjunction with the existing
tennis courts, located aft%hJ Bu'/DTennis Club, 12 East
