Subject: Home Expansion
To Whom it may concern:
Enclosed is our request for a Zoning Regulation variance. Below are the reasons for the
request and why we wish to expand our house located at 6 Duval Street.
1. The need for more space. Since purchasing our home in 1980 our family has grown. We
now have two teenage daughters and find ourselves faced with all the space requirements that
come with this age. The planned expansion will address these space problems.
2. A desire to remain in South Burlington. We moved to South Burlington in 1980. We moved
here because of the Community's excellent reputation and fine school system. Our family enjoys
the neighborhood we live in and the neighbors we have. In addition, we wish to have both of our
daughters remain in the South Burlington School System.
3. A desire to improve our property. We believe that investing in and improving our property
represents a good long term investment. The expansion we have planned will not only solve our
space problems, but will also increase the value of our property.
We have designed an expansion to economically provide the space we require and conform,
both in size and value, with the other houses on our street and in our immediate neighborhood.
The expansion will add a second story and a front porch to our existing home. Enclosed are
photographs of houses in our neighborhood which show that our planned expansion will result
in a house similar to many in our neighborhood. The value of our home should be in the same
range as those homes on our street with similar design.

Dear Mr. Ward:
Enclosed please find two reports from Mr. Ed Clodfelter of Automated Property
Assessment Services. Mr. Clodfelter uses two methods to arrive at a fair market value for
our property of $105,000.
Below are the measurement of some of the houses on our street. These measurements are
from the house foundation to the street curb.

Dear Bryan,
Attached are two reports indicating the value of your property located at 6 Duval Street in South
Burlington, Vermont. This data has been collected from data provided by the City of South
Burlington and using sales on your street.
The first report is a cost report using tables as of July, 1996. These tables indicate a value of
$101,400.
The second report utilizes a market/comparable sales approach. This approach uses sales
occuring on Duval Street. This approach indicates a value of between $104,816 to $106,885.
Given the information provided it is my opinion that the fair market value of your property as of
