In response to the outlined requirements:
1. The shape of ourlot makes it unusual -there is a great deal of road
frontage. (Please note the attached diagram of Ledgeknoll-Lot#28.)
2. Due to the shape of the lot and the passive solar aspect of the
house, the house was deliberately placed as it is. In order to
add an attached garage of an appropriate size and style, we would
need a variance regardless of the garage placement.
3. We have only one neighbor, Dennis Hendy, and we have spoken with him
regarding our plans for a garage. He has no objections to this and
has written a letter to confirm this. Since our house is the last on
the street and at the bottom of the hill, there is no possibility of
obstructing the view from any of the other houses in the development.
4. Out of the approximately 50 houses in Ledgeknoll, there are only three
without garages. It would seem, therefore, that with a garage, our
house would be more in keeping with the essential character of the
neighborhood.
5. Our variance request is the minimum necessary to make an appropriate
addition of mudroom and garage that would meet our needs and conform
best to the development as it is.
