The amendment consists of: 1) replacing the 15 four (4) unit multi -family buildings with 30 two (2) family buildings, 2) resubdividing two (2) lots into six (6) lots, and 3) removing the overflow parking area. On the 3rd day of March, 1998, the South Burlington Planning Commission approved the request of MBL Associates/Michael Dugan A.I.A. for revised final plat approval under Section 204 of the South Burlington Subdivision Regulations based on the following findings: 1. The project consists of amending a planned residential development involving 202.2 acres of land and consisting of 161 single family lots and 60 multi -family units. The amendment consists of replacing the 15 four (4) unit multi -family buildings with 30 two (2) family buildings, 2) resubdividing two (2) lots into six (6) lots, and 3) removing the overflow parking area, Dorset Street. The sketch plan was reviewed on 1/13/98 . The only issues affected by this amendment are setbacks, parking, landscaping and lighting. 2. Setbacks: The proposed duplex buildings will meet the 20 foot front yard setback requirement. 3. Landscaping The latest approved overall landscaping plan has been revised to reflect the proposed duplex units. 4. Parking: The overflow parking area has been eliminated in favor of adding one (1) additional space for each unit for a total of 180 spaces available. A total of 135 spaces are required. Bike racks will be provided. 5. Lighting_ Proposed lighting for the duplex units are as follows: --- one (1) front porch light with two (2) 60 watt incandescent bulbs shielded by the porch roof beam for each unit. --- one (1) 75 watt incandescent bulb at the rear of each unit with a downcasting shielded fixture. 6. Resubdivision: A total of six (6) new lots are proposed to separate the common areas for the condominiums from the common areas for the PRD. All the new lots meet the area and dimensional requirements. DECISION & CONDITIONS Based on the above Findings of Fact, the South Burlington Planning Commission approves the final plat application of MBL Associates/Michael Dugan A.I.A. to amend a planned residential development involving 202.2 acres of land and consisting of 161 single family lots and 60 multi- family units. The amendment consists of : 1) replacing the 15 four (4) unit multi -family buildings with 30 two (2) family buildings, 2) resubdividing two (2) lots into six (6) lots, and 3) removing the overflow parking area, as depicted on a seven (7) page set of plans, page one (1) entitled, "Dorset Farms Dorset Street South Burlington, Vermont Perimeter Property Plat," prepared by Lamoureux, Stone & O'Leary Consulting Engineers, Inc., dated 8/29/97, last revised 1/22/98, with the following stipulations: 1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2. City Water Department shall be sent a copy of the revised plans for their review. 3. The off-street sewer manholes shall be accessible for mobile cleaning equipment. The finish grade over the pipelines shall be graded to allow emergency access. 4. Trees shall not be planted on top of water and sewer mains. 5. The concrete sidewalk across driveways shall be 8 inches thick. 6. Any change to the final plat plans shall require approval by the South Burlington Planning Commission. 7. The final plat plans (sheets 1,5 and 6) shall be recorded in the land records within 90 days or this approval is null and void. The plans shall be signed by the Planning Commission Chair or Clerk prior to recording the final plat plans. Prior to recording the final plat plans, the applicant shall submit a copy of the survey plat in digital format. The format of the digital information shall require approval of the City Planner.
