FINDINGS OF FACT AND DECISION

Re: Findings of Fact, revised final plat application of MBL Associates, LLC to amend a
previously approved planned residential development consisting of 161 single family lots and 60
multi -family units, Dorset Fa. '1i t Street.
On the 5t" day of October, 19y_ 3urlington Development Review Board approved the
final plat application of MBL Ass, C to amend a previously approved planned residential
development consisting of 161 sing. u lots and 60 multi -family units under Section 204 of
the South Burlington Subdivision R e :is based on the following findings:
1. This project consists of amendin; inal plat approval for a 161 lot subdivision. The
amendment consists of resubdividin lots and eliminating one (1) lot in order to accommodate
a greater variety of house styles.
2. Street Names: The plan should ; revised to show that Branch Court has been changed to
Cabot Court.
DI iSION AND CONDITIONS
Based on the above Findings of FF :, the South Burlington Development Review Board approves
the final plat application of MBL ssociates, LLC to amend a previously approved planned
residential development consistin ; of 161 single family lots and 60 multi -family units. The
amendment consists of resubdividing 92 lots and eliminating one (1) lot, Dorset Farms, Dorset
Street, as depicted on a five (5) page set of plans, page one (1) entitled, "Dorset Farms Bower
Street & Branch Court Dorset Street South Burlington, Vermont Property Plat," prepared by
O'Leary - Burke Civil Associates, PLC, dated 8/11/99, with the following stipulations:
1) All previous approvals and stipulations which are not superseded by this approval shall remain
in effect.
2) The plat plans shall be revised to show the changes below and shall require approval of the
Director of Planning & Zoning. Four (4) copies of the approved revised plat plans shall be
submitted to the Director of Planning & Zoning prior to recording.
a) The final plat plans (sheets 3A, 11 and 13) shall be revised to substitute the street name
"Cabot Court" for "Branch Court".
3) The City Water Department shall be provided a copy of the approved plans prior to recording
the final plat plans.
4) Any change to the final plat plans shall require approval by the South Burlington Development
Review Board.
5) The final plat plans (Sheets 3A and 10 - 13) shall be recorded in the land records within 90
days or this approval is null and void. The plans shall be signed by the Board Chair or Clerk prior
to recording. Prior to recording the final plat plans, the applicant shall submit a copy of the survey
plat in digital format. The format of the digital information shall require approval of the Director
of Planning & Zoning.
