Dear Marla:
We are writing on behalf of Dorset Meadows Associates, LLC to request sketch plan
review for a 164 unit residential planned unit development at 1505 Dorset Street in the
South East Quadrant. The proposed development will be called Dorset Meadows and is
proposed to include; 18 town houses, 32 duplexes, 113 single family detached homes, and 1
existing single family dwelling to remain.
The project will include the subdivision of two existing parcels totaling 71.9 +/- acres at
the corner of Nowland Farm Rd and Dorset Street. The two parcels are mostly undeveloped
and contain only one single family dwelling. The parcels stretch across 3 separate zoning
districts including; the Natural Resource Protection (NRP), Neighborhood Residential (NR)
and Village Residential (VR). Based only on the zoning districts and associated maximum
densities, the maximum density for the project area is 267 +/- units. The application will
need to utilize 78 TDRs from the surrounding area to construct the 164 unit development as
proposed.
All of the proposed units will be served by municipal facilities including; roads,
sidewalks, recreation paths, water supply, wastewater collection, and stormwater collection
and treatment systems.

NOTE: NOTIFICATION of ADJOINING PROPERTY OWNERS: Notification of adjoining property owners, in
accordance with 24 V.S.A. §4464(a) and Section 17.06(B) of the South Burlington Land Development
Regulations, is the responsibility of the applicant. After deeming an application complete, the Administrative
Officer will provide the applicant with a draft meeting agendas or public hearing notice and sample certificate of
service. The sworn certificate of service shall be returned to the City prior to the start of any public hearing.
