The proposed development will be called Dorset Meadows and is proposed to include; 18 town houses, 32 duplexes, 113 single family detached homes, and 1 existing single family dwelling to remain. The project will include the subdivision of two existing parcels totaling 71.9 +/- acres at the corner of Nowland Farm Rd and Dorset Street. The two parcels are mostly undeveloped and contain only one single family dwelling. The parcels stretch across 3 separate zoning districts including; the Natural Resource Protection (NRP), Neighborhood Residential (NR) and Village Residential (VR). Based only on the zoning districts and associated maximum densities, the maximum density for the project area is 267 +/- units. The application will need to utilize 78 TDRs from the surrounding area to construct the 164 unit development as proposed. All of the proposed units will be served by municipal facilities including; roads, sidewalks, recreation paths, water supply, wastewater collection, and stormwater collection and treatment systems.
