Presently tack shop is in operation - Mr. Auclair notified
of violation on March 26, 1973 and May 11, 1973. Matter
turned over to Mr. Blanch, City Grand Juror on July 12, 1973-
Structure is large brick house located on a 15 acre tract

RE: RESUBDIVISION OF CHITTENDEN FARM
DATE: JANUARY 21, 1975
April 13, 1971 the Planning Commission approved a
subdivision of the Chittenden Farm at which time the Dorset
Street area was zoned Residential � (one acre lots).
Presently the Chittenden farm is divided into four
parcels as follows:
Robert & Joan Chittenden - 3 plus acres
Royal & Barbara Chittenden - 1 acre
Thomas & Nicole Chittenden - 1 acre, and
the Chittenden farm - 161 plus acres.
To the southerly side of the Robert Chittenden parcel
is a proposed 60 foot right-of-way. The existing unused
frontage consists of 1100 plus feet. There appears to be
sufficient footage to prevent land locking this parcel of
land in the future.
The re -subdivision proposed is to set o.','f a two acre
lot at #1600 Dorset Street, 230 ft. frontage by 390 ft.
depth. Presently located on this parcel is the Chittenden
farm house, two out buildings and the concrete slab. The
Chittenden's propose to deed this land, and buildings to
another member of the family.
The remaining land is still under an agricultural use
(d/b/a the Chittenden Cider Mill).
This division of land, as proposed, '.as been discussed
with Mr. Curtis Carter, District Environmental Coordinator.
His findings are that because no development will occur,
this subdivision will not require an Act 250 permit. fie
did question the location of the septic system, advising
that when possible lots should be set-off so that the leach
fields are 100 feet from property lines. In this case, the
southerly property line is established by the northerly
property line of Thomas Chittenden. The leach field is
approximately thirty feet from the property line.

.January 6, 1975 approval was granted by the Zoning
Board of Adjustment to set off a two acre lot. The area
in question is presently zoned Agricultural -Rural District.
The Board finds that this is a reasonable use of the land
within the family. It is in keeping with the spirit of
the ordinance.
. This area is bounded by open land, with agricultural
uses in part and mostly discontinued farms.
See Fred Mitchell's memo relating to soil conditions,
slope, etc.
The existing dwelling has a 60 foot set back, 105
toot southerly side yard and 85 foot northerly side yard.
