CITY OF SOUTH BURLINGTON
DECISION AND FINDING OF FACT
On the 12th day of February, 1996 the South Burlington Zoning
Board of Adjustment heard testimony regarding a conditional use
application of Royal & Robert Chittenden, 1580 Dorset Street.
Based upon the testimony provided at the above mentioned public
hearing and the documents submitted to the Zoning Board of
Adjustment which are contained within the "document file" for
this application, the Zoning Board finds, concludes, and decides
as follows:
Findings of Fact
1) The area in question is zoned S.E.Q. District.
2) Section 6.20 Conditional uses provides accessory residential
units.
3) Section 26.65 Multiple uses provides for more than one use
of a structure.
4) The existing use being a agricultural/horticultural use
which is permitted within the district.
5) The property contains 140 acres with five acres used for the
business d.b.a. Chittenden Cider Mill.
6) The density within this district is 1.2 units per acre.
Conclusion
1) The property is connected to on -site sewer and water, no
adverse impact on existing municipal services as stated by
applicant.

The character of the area is large lot residential use, will
not alter character of neighborhood.
Existing structure approximately 12,000 square feet, no
exterior structure change required.
Proposed is the construction of a residential unit in a
former storage area.
Property will likely be developed all residential in the
future.
Additional traffic from proposed residential use should not
have an adverse impact.
Based upon the findings and conclusion set -forth above, the
Zoning Board of Adjustment hereby grants the applicants request
to convert approximately 1000 square feet of second floor storage
area into an accessory r ial nit located at 1580 Dorset
