General Project Description (describe what you are proposing): Amend existing PUD; Demolish three existing (vacant) residences, construct two new buildings and associated site improvements. b. Existing Uses on Property (including description and size of each separate use): 192, 196, and 200 Dorset Street are residential properties. They are sized .18 acres .19 acres and .20 acres, respectively. 222 Dorset includes an established 33,733sf retail food establishment use with mezzanine space and a short order restaurant use (known as Healthy Living)• with parking stormwater treatment, and an undeveloped lot. c. Proposed Uses on Property (include description and size of each new use and existing uses to remain): The existing uses at 222 Dorset Street will remain. The three single family homes will be demolished to be re lap ced by approx. 12,800 sf of Retail Food Establishment, approx. 7,000 sf of Retail Sales, and/or short-order restaurant, and approximately 7,000 sf of second -story office use. d. Description and Summary of all requested approvals from the City Council Malone Dorset Street Properties, LLC, hereafter referred to as the applicant, requests Interim Zoning conditional use approval to construct two new principal buildings. Building ONE includes approx. 12 800sf of retail food establishment; and building TWO includes approx. 7,000 sf of retail sales, and/or short-order restaurant, and approximately 7,000 sf of second -story office use and associated site improvements. The proposed development is prohibited by the Interim Bylaw pursuant to section III subsections (C) New principal buildings that require site plan approval Per section VI• Review of Applications the city council may, upon application authorize the issuance of permits for any type of development as a conditional use not otherwise permitted by the Interim Bylaw, after public hearing preceded by notice in accordance with 24 V.S.A. section 4464. A completed application form and required submittal materials for the applicable review before the Development Review Board or Administrative Officer shall be included. In the case of a subdivision or planned unit development, all information required for Sketch Plan Review pursuant to Section 15.05 of the Land Development Regulations (LDRs) are required. In the case of all other types of applications, the applicable LDR submittals are required. Applicants are further encouraged to provide information demonstrating compliance with the review standards set forth in 24 VSA §4415 (d) and (e). Interim Bylaw Council Application Form. Rev. 1-2012 10) PLANS AND FEE Plans shall be submitted which shows the information required by the City's Land Development Regulations. Five (5) regular size copies, one reduced copy (i V x 17"), and one digital (PDF-format) of the plans must be submitted. An application fee shall be paid to the City at the time of submitting the application. See the City fee schedule for details. NOTE: NOTIFICATION of AD30INING PROPERTY OWNERS: Notification of adjoining property owners, in accordance with 24 V.S.A. §4464(a) and Section 17.06(B) of the South Burlington Land Development Regulations, is the responsibility of the applicant. After deeming an application complete, the Administrative Officer will provide the applicant with a draft meeting agenda or public hearing notice and sample certificate of service. The sworn certificate of service shall be returned to the City prior to the start of any public hearing.
