HomeMy WebLinkAboutSP-99-19 - Decision - 0600 Swift Street#SP-99-19 FINDINGS OF FACT & DECISION STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of South Burlington Little League to amend a previously approved plan for Dorset Street Park. The amendment consists of: 1) the construction of a 576 square foot concession stand, and 2) the erection of three (3) scoreboards, 1000 Dorset Street. On the day of May, 1999, the South Burlington Director of Planning & Zoning approved the request of South Burlington Little League for site plan review under Section 26.10 of the South Burlington Zoning Regulations based on the following findings: 1. This project consists of amending a previously approved plan for Dorset Street Park. The amendment consists of ]) the construction of a 576 square foot concession stand, and 2) the erection of three (3) scoreboards. The only issues affected by this application are coverage, setbacks, and landscaping. 2. The owner of record of this particular property is the City of South Burlington. 3. Coverage/setbacks: Building coverage is 2% (maximum allowed is 30%). Overall coverage is 10.9% (maximum allowed is 70%). Front yard coverage along Dorset Street is 0% and front yard coverage along Swift Street Extension is 5.1 % (maximum allowed is 30%). Setback requirements are met. 4. Landscaping: The minimum landscaping requirement, based on building costs, is $45 which is being met. Proposed landscaping consists of Yew and Arborvitae. 5. Sim The scoreboards are proposed to include signage. This request does not include signage. DECISION & CONDITIONS Based on the above Findings of Fact, the South Burlington Director of Planning & Zoning approves the site plan application of South Burlington Little League to amend a previously approved plan for Dorset Street Park. The amendment consists of: 1) the construction of a 576 square foot concession stand, and 2) the erection of three (3) scoreboards, 1000 Dorset Street, as depicted on a plan entitled," Planting Plan Dorset Street Park - Phase I City of South Burlington South Burlington Vermont," prepared by Thermo Consulting Engineers, dated August, 1995, with a stamped received date of April 21, 1999, with the following stipulations: 1) All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2. The applicant shall obtain a zoning permit within six (6) months pursuant to Section 27.302 of the zoning regulations or this approval is null and void. 3. The applicant shall obtain a Certificate of Occupancy/Compliance from the Administrative Officer prior to the use of the concession stand and scoreboards. 4. Any change to the site plan shall require approval by the South Burlington Planning Commission. South Burliogton Director of Planning & Zoning Date 2
