Findings of Fact, Conclusions of Law & Order
This matter came before the South Burlington Zoning Board of Adjustment on September 14,
1998 by application of Arthur Bailey agent for the Faith United Methodist Church for a
conditional use approval to construct a 64' x 98' addition at 899 Dorset Street according to plans
submitted. The Board of Adjustment finds as follows:
1) The area in question is zoned Residential 2 District.
2) Churches are a conditional use within all residential districts. Section 26.056 requires a
conditional use review and approval when altering a conditional use.
3) The proposed addition will accommodate additional class rooms and assembly area.
Applicant testified that no additional classes will be added.
4) Traffic generated by the proposed addition is estimated to increase from 5.3 vte's during
peak hour to 9.1 vte's.
5) The existing building and proposed addition will be connected to the municipal sewer
system. The proposed allocation is 2244 gpd. This allocation is available at the Airport
Parkway Treatment Plant.
6) No evidence presented to indicate a negative impact on municipal or educational facilities.
7) General character of the neighborhood is not affected by the proposed addition.
8) Property will be landscaped and screened from adjoining residential units.
ORDER
The conditional use to construct a 64' x 98' addition to an existing structure at 899 Dorset Street
is hereby GRANTED
