HomeMy WebLinkAboutSP-01-56 - Decision - 0550 Dorset Street#SP-01-56 FINDINGS OF FACT & DECISION STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, site plan application #SP-01-56 of the South Burlington School District to amend a previously approved site plan for two schools totaling 167,000 square feet. The amendment consists of: 1) adding 31 parking spaces, and 2) minor circulation alterations, 550 Dorset Street. On the IOth day of August 2001, the Director of Planning and Zoning approved the request of the South Burlington School District for site plan review under Section 26.10 of the South Burlington Zoning Regulations based on the following findings: 1. This project consists of amending a previously approved site plan for two schools totaling 167,000 square feet. The amendment consists of. 1) adding eleven parking spaces, and 2) minor circulation alterations, 550 Dorset Street. 2. This property is located within the Municipal District and the Park and Recreation Distirct. It is bounded on the south by Kennedy Drive, on the west by Dorset Street, on the north by three businesses and single family residences, on the east by several residences and Hinesburg Road. 3. The record owners of the property is the City of South Burlington. 4. Access/circulation: Access is currently provided via four curb cuts. The first is a 35 foot curb cut on Dorset Street providing access to the parking area between the high school and the middle school. The second and third curb cuts are located on Dorset Street with one being ingress only and one being egress only. The fourth curb cut is located on Kennedy Drive and provides access to the high school. No changes are proposed to these points of access. Circulation on site is adequate. Coverage/setbacks: The overall coverage will increase from 9% to 9.17% (70% max). Front yard coverage will remain unchanged. 6. Parking: A total of 146 parking spaces are required for both the high school and the middle school and 237 parking spaces are being provided. Seven (7) handicapped spaces are being provided and six (6) are required. 7. Landscaping: Four trees will be removed. Several bushes will be replanted in the area of the trees to be removed. H ((j DECISION AND CONDITIONS Based on the above Findings of Fact, the South Burlington Director of Planning and Zoning approves site plan application #SP-01-56 of the South Burlington School District to amend a previously approved site plan for two schools totaling 167,000 square feet. The amendment consists o£ 1) adding 31 parking spaces, and 2) minor circulation alterations, 550 Dorset Street, as depicted on a two (2) page set of plans, entitled, "South Burlington School District," prepared by Civil Engineering Associates, dated July 2001, with the following stipulations: 1) All previous approvals and stipulations, which are not superseded by this approval, shall remain in effect. 2) This approval shall be for only the 31 additional parking spaces depicted on the plans. Other proposed parking and circulation changes illustrated on the plans shall not be approved at this time. 3) The applicant shall obtain a zoning permit within six (6) months pursuant to Section 27.302 of the zoning regulations or this approval is null and void. 4) The applicant shall obtain a Certificate of Occupancy/Compliance from the Administrative Officer prior to the use of the new parking spaces. 5) Any change to the site plan shall require approval by the South Burlington Development Review Board.
