FINDINGS OF FACT AND DECISION
STATE OF VERMONT
COUNTY OF CHITTENDEN
CITY OF SOUTH BURLINGTON
RE: Findings of Fact, site plan application #SP-02-20 of the City of South
Burlington to amend previously approved site plan #SP-01-60 for two schools
totaling 167,000 square feet. The amendment consists of replacing an existing 180
SF shed with a new 320 SF shed, 550 Dorset Street.
On the 11' day of April, the Director of Planning & Zoning approved the site
plan application of the City of South Burlington under Section 26.10(b) of the
South Burlington Zoning Regulations, based on the following findings:
This project consists of a site plan application to amend previously
approved site plan #SP-01-60 for two schools to replace an existing 180 SF
shed with a new 320 SF shed.
2. The owner of record is the City of South Burlington.
3. This property is located within the Municipal District and the Park and
Recreation District. It is bounded on the south by Kennedy Drive, on the
west by Dorset Street, on the north by three businesses and single family
residences, and on the east by residences and Hinesburg Road.
4. Access, circulation and parking: No changes to access, circulation or
parking will result.
5. Coverage/setbacks: The proposed replacement of the existing shed with a
new one that is 140 SF larger will result in an increase in coverage of well
under 1 %. Building coverage therefore remains at 4.2%, with the
maximum allowed being 30%. Overall site coverage will increase by less
than 1%, remaining at 9.46%, with the maximum allowed being 70%.
Coverage requirements are therefore met. All setback requirements are
met.
6. Landscaping. The site plan application indicates that landscaping will be
added around the new storage shed.

DECISION AND CONDITIONS
Based on the above Findings of Face, the South Burlington Director of Planning
and Zoning approves site plan application #SP-02-20 of the City of South
Burlington to amend previously approved site plan #SP-01-60 to add a 320 SF
storage shed to the school complex at 550 Dorset Street. The amendment is
depicted on a plan entitled "Overall Site Plan," dated July, 2001 and with a date
received notation of April 1, 2002, with the following stipulations:
1. All previous approvals and stipulations that are not superseded by this
approval shall remain in effect.
2. Any exterior lighting attached to the shed shall be downcasting and
shielded fixtures.
3. The applicant shall obtain a zoning permit within six (6) months of the
date of this decision, pursuant to Section 27.302 of the Zoning Regulations,
or this approval is null and void.
4. The applicant shall obtain a Certificate of Occupancy/Compliance from the
Administrative Officer.
5. Any change to the approved site plan shall require approval of the South
Burlington Development Review Board.
