HomeMy WebLinkAboutSP-87-0000 - Decision - 0368 Dorset StreetFINDINGS OF FACT STATE OF VERMONT COUNTY OF CHITTENDEN S _ -j _ CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of South Burlington Realty Corporation for construction of a 1,584 square foot retail building at 368 Dorset Street as depicted on a plan entitled "368 Dorset Street, South Burlington Realty Corporation" prepared by Michael Dugan dated January 26, 1987. On the 27th of January 1987, the South Burlington Planning Commission denied the request of Emile Grondin for South Burlington Realty Corporation for site plan approval under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: TRAFFIC ACCESS: The proposed access from Dorset Street is deemed unsafe because it does not provide for the elimination of turning movements at a mid -block location on congested Dorset Street. The Commission requires that this unsafe condition be eliminated by providing access to the subject lot from San Remo Drive near the rear of the subject (368 Dorset Street) lot. Further, is the Planning Commission's policy to remove direct access from major roads wherever alternate reasonable access is available. In this case, the Planning Commission finds that the alternate access off of San remo Drive is reasonable. Further, the applicant's proposed access does not conform to the Dorset Street, widening plan which is included in the duly adopted 1985 South Burlington Comprehensive Plan. ------------------------------------ South February 3, 1987 ---------- Commission Commission
