SITE PLAN APPLICATION #SP-16-79
FINDINGS OF FACT AND DECISION
Charles DesLauriers, hereinafter referred to as the applicant, is seeking site plan
approval to amend a previously approved plan for a 104 room extended stay hotel
(Green Mountain Suites). The amendment consists of relocating two (2) handicapped
parking spaces, 401 Dorset Street.
Based on the findings below, the Administrative Officer finds, concludes, and decides the
following:
FINDINGS OF FACT
The applicant is seeking site plan approval to amend a previously approved plan
for a 104 room extended stay hotel (Green Mountain Suites). The amendment
consists of relocating two (2) handicapped parking spaces, 401 Dorset Street.
2. The owner of record of the subject property is Dorset Hotel Associates, LLC.
3. The subject property is located in the Form Based Code T-4 Zoning District.
4. The application was received on November 22, 2016.
5. The plan submitted is entitled, "Dorset Land Company Dorset Street South
Burlington, Vt. Planting Plan" prepared by Trudell Consulting Engineers dated
2/4/97 and last revised on 10/26/16.
DIMENSIONAL REQUIREMENTS
6. All dimensional requirements will continue to be met.
SITE PLAN REVIEW STANDARDS
Only the standards below will are affected by this application. All other standards will
continue to be met.
Parking
7. The proposal consists of relocating two (2) handicapped spaces on the west side
of the building. This will result in no changes to the number of parking spaces
provided.

DECISION
Based on the above Findings of Fact, the Administrative Officer hereby approves site
plan #SP-16-79 of Charles DesLauriers, based on the following conditions:
1. All previous approvals and stipulations which are not superseded by"this approval
will remain in effect.
2. This project must be completed as shown on the plan and will be on file in the
South Burlington Department of Planning and Zoning.
3. The site plan must be revised to show the changes below and will require
approval of the Administrative Officer. Three (3) copies of the approved revised
plan must be submitted to the Administrative Officer prior to permit issuance.
a. The site plan must be revised to show a bike rack.
b. The site plan must be revised to show the entire property.
c. The site plan must be revised to show snow storage area(s).
3. The applicant must obtain a zoning permit within six (6) months pursuant to
Section 17.04 of the Land Development Regulations or this approval is null and
void.
4. The Applicant must obtain a Certificate of Occupancy from the Administrative
Officer prior to the use of the new parking layout.
5. Prior to issuance of a zoning permit, the applicant must submit to the
Administrative Officer a final set of project plans as approved in digital (PDF)
format.
6. Any change to the site plan shall require approval by the South Burlington
Administrative Officer or the Development Review Board.

PLEASE NOTE: Pursuant to 24 VSA §4465, an interested person may appeal this decision
by filing a Notice of Appeal with the secretary of the Development Review Board. This
Notice of Appeal must be accompanied with a $233 filing fee and be filed within 15 days
of the date of this decision.
