HomeMy WebLinkAboutSP-17-74 - Decision - 0075 San Remo Drive#SP-17-74 CITY OF SOUTH BURLINGTON DEPARTMENT OF PLANNING AND ZONING DORSET STREET HOLDINGS, LLC - 75 SAN REMO DRIVE SITE PLAN APPLICATION #SP-17-74 FINDINGS OF FACT AND DECISION Dorset Street Holdings, LLC, hereinafter referred to as the applicant, is seeking approval to amend a previously approved plan for a multi -use multi -building complex. The amendment consists of adding the ground mounted HVAC unit, 75 San Remo Drive. Based on the plans and materials contained in the document file for this application, the Administrative Officer finds, concludes, and decides the following: FINDINGS OF FACT 1. The applicant is seeking approval to amend a previously approved plan for a previously approved plan for a multi -use multi -building complex. The amendment consists of adding the ground mounted HVAC unit, 75 San Remo Drive. 2. The owner of record of the subject property is Dorset Street Holdings, LLC. 3. The subject property is located in the FBC T-4 Zoning District. 4. The application was received on October 26, 2017. 5. The plan submitted is entitled, "South Burlington Realty 360-368 Dorset Street South Burlington, Vermont", prepared by Trudell Consulting Engineers, dated 10/20/17, and last revised on 10/20/17. DIMENSIONAL REQUIREMENTS 6. Coverages are not changing. 7. Setback requirements are being met. SITE PLAN REVIEW STANDARDS Only the standards below are affected by this application. All other standards will continue to be met. Bicycle Parking 8. The plan will be required to comply with Section 13.14 of the LDRs to include the new type and location for bicycle racks, to accommodate four (4) bicycle parking spaces. Utility Cabinet - 1 - #SP-17-74 9. The proposed HVAC unit will meet the setback requirement and will be screened with a fence to comply with Section 13.06 (C) (2) of the LDRs. DECISION Based on the above Findings of Fact, the Administrative Officer herby approves site plan application #SP-17-74 of Dorset Street Holdings, LLC, subject to the following conditions: 1. All previous approvals and stipulations which are not superseded by this approval will remain in effect. 2. This project must be completed as shown on the plan and shall be on file in the South Burlington Department of Planning and Zoning. 3. The plans must be revised to show the changes below and will require approval of the Administrative Officer. Three (3) copies of the approved revised plans must be submitted to the Administrative Officer prior to permit issuance. a. The site plan must be revised to add four (4) bicycle parking spaces in compliance with Section 13.14 of the LDRs. 4. The applicant must obtain a zoning permit from within six (6) months pursuant to Section 17.04 of the Land Development Regulations or this approval is null and void. 5. All exterior lighting must be installed or shielded in such a manner as to conceal light sources and reflector surfaces from view beyond the perimeter of the area to be illuminated. 6. The applicant must obtain a Certificate of Occupancy from the Administrative Officer prior to use of the HVAC unit. 7. Any change to the site plan will require approval by the South Burlington Development Review Board or the Administrative Officer. Signed on this day of v/�/l✓� 2017 by 2:2 L-IRaymond J.
