On the 17th of October 1989, the South Burlington Planning Com- mission approved the request of SSL Corporation for site plan review under Section 19.10 of the South Burlington Zoning Regula- tions based on the following findings: 1. TRAFFIC ACCESS: Dual access would be via two 241wide curb cuts, on Dorset Street and San Remo Drive, respectively. 2. CIRCULATION AND PARKING: Circulation is provided along the south and east sides of the building only. The project requires 42 parking spaces and 55 are proposed. 3. LANDSCAPING & SCREENING: Applicant shall post a $3500, 3- year landscaping bond prior to permit. 4. OTHER: a) The Planning Commission approves a peak hour trip generation of up to 70 trips (up from 59) because of ingress and egress and curb design changes. b) No use or combination of uses shall be allowed which exceeds the 70 peak hour trip end maximum. Trip generation from the property shall be reviewed for each proposed new retail use, or change in use, during adminis- trative review by the Zoning Board or the Planning Commission. c) A sewer allocation of 150 g.p.d. is granted. Applicant shall pay $2.50 per gallon fee prior to zoning permit issuance. d) The proposed curb cut shall be approved by the State prior to permit. If not approved, applicant shall resubmit a revised plan for Planning Commission approval. e) Zoning permits shall be obtained within 6 months or this approval is null and void.
