HomeMy WebLinkAboutCU-99-0000 - Decision - 0340 Dorset StreetSOUTH BURLINGTON ZONING BOARD OF ADJUSTMENT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Edgar Welch Request for conditional use 340 Dorset Street Findings of Fact, Conclusions of Law & Order This matter came before the South Burlington Zoning Board of Adjustment on February 22, 1999 by application of Edgar Welch for a conditional use approval for occupancy of an existing structure with multiple uses (retail, personal services and convenience grocery) located at 340 Dorset Street according to plans submitted. The Board of Adjustment finds as follows: I ) Area in question zoned Central District 11. 2) Retail and personal services limited to 20,000 square feet are permitted within the district. 3) The existing structure contains 10,800 square feet. 4) The total parcel contains 1.67 acres and is developed with two other structures. 5) The general character of the area will be enhanced due to removal of rental equipment and structural improvements. 6) Given the proposed uses, no foreseeable negative impacts on planned or existing community facilities. 7) Subject to Planned Unit Development review by the Planning Commission.
