HomeMy WebLinkAboutDR-02-10 - Decision - 0340 Dorset Street#DR-02-10 FINDING5 OF FACT & DEC151ON STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF 5OUTH BURLINGTON Re: Findings of Fact, Design Review application #DR-02-10 of Justin Fine for approval to: 1) add a 5.75 Sq. ft. two (2) sided panel Sign to each of the two (2) existing free- standing Signs, and 2) install a 19.44 Sq. ft. wall Sign, 340 Dorset Street. On the 4" day of February 2005, the 5outh Burlington Development Review Board approved the request of Justin Fine for design review approval under 5ection 8 of the 5outh Burlington 5ign Ordinance, based on the following findings: 1. This application conoiot5 of a request for an individual 5ign pursuant to Master 5ignage Permit #DR-02-10, 338-540 Dorset 5treet, Unit #2. The Design Review Committee reviewed this request at their December 25, 2002 meeting. 2. This property located at 338-340 Dorset Street lies within the CD2 and Design Overlay District 2. It is bounded on the north by Health5outh and a church, on the west by Dorset Street, on the east by San Remo Drive, and on the South by another commercial property. FREE-5TANDING 51GN 3. 5ign Area: There are two exioting free -Standing signs, one on Dorset 5treet and another on 5an Remo Drive. The master 5ignage plan approval allows up to 215 oq. ft. of 5ignage on both Signs. The application before the Board iS for 3.75 5q. ft. two (2) Sided panel Sign to be incorporated into both free -Standing Signs (area of panel Sign Shown aS unit #2 on the rendering Submitted). 4. Location of features: The location of the free -Standing Signs remains the Same. 5. Color 5cheme: The background to the proposed Sign io white a5 required. The proposed accent colors are deep green and burgundy. 6. Lettering of Graphic 5tyle: The font iS called Benguiat (See rendering Submitted). The master Signage permit does not require Specific Sign Styles. 7. Lightin@: The Sign lighting iS aS outline in the master Signage permit. 8. Materials: All Signs are constructed of plywood (marine grade) and will be mounted on 6" x 6" pre55ure treated wood frame aS Shown in rendering. l 9. shape: The shape of the additions to the free -Standing signs are rectangular. 10. Computation of maximum: The maximum area allowed for 540 Dorset Street is 150 sq. ft. total for all tenants (please See Sheet titled Master 5ignage plan for 558,539 and 540 Dorset 5treet). The proposed sign is 19.44 sq, ft. which is under the allowable signage area of 22 sq. ft. 11. Color Scheme/Letter Styles & Graphics: The proposed colors are Burgundy and deep green. The applicant complies with Master 5ignage Permit #DR-02-10, as there are no specific colors or font style requirements for this property (see enclosed decision dated 10/1/02). 12. Materials: The proposed material is a type of exterior plywood/with vinyl letters. 15. Lighting: No lighting of the wall sign. 13. 51gn Location: The proposed sign location is as shown on the elevations enclosed. 14. Sian Location: The proposed sign location is as shown on the elevations enclosed. 15. 56ape: The sign shape is oval, which is consistent with the Master 5ignage Permit. D-EC1511OL1-&-CONMT_10-R5 Based on the above Findings of Fact, the South Burlington Development Review Board approves Design Review application #DR-02-10 of Justine Fine for approval to:1) add a 3.75 sq. ft, two (2) sided panel sign to each of the two (2) existing free-standing signs, and 2) install a 19.44 sq. ft. wall sign, 340 Dorset Street, with the following stipulations: 1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2. This approval of the proposed signs is based on the applications compliance with the Master 5ignage Plan approval effective on 10/01/02. The determination of whether or not this application complies with all other requirements contained in the sign ordinance shall be made by the Code Officer. 3. Any change or addition to signage at 338-540 Dorset Street shall require approval by the 5outh Burlington Development Review Board.
