HomeMy WebLinkAboutSD-06-37 - Decision - 0340 Dorset Street#S D-06-37 CITY OF SOUTH BURLINGTON DEPARTMENT OF PLANNING AND ZONING EDGAR WELCH - 340 DORSET STREET FINAL PLAT APPLICATION #SD-06-37 FINDINGS OF FACT AND DECISION Edgar Welch, hereafter referred to as the applicant, is seeking final plat approval to amend a previously approved planned unit development consisting of: 1) a 12,590 sq. ft. building which includes one (1) dwelling unit, 9996 sq. ft. of retail use and 2594 sq. ft. of general office use, 2) an 1800 sq. ft. building used for indoor recreation, and 3) an 1800 sq. ft. accessory building used for seasonal barbeques. The amendment consists of modifying the parking space layout of 14 parking spaces, 340 Dorset Street. The Development Review Board held a public hearing on June 20, 2006. Steve Rowe represented the applicant. Based on testimony provided at the above mentioned public hearing and the plans and supporting materials contained in the document file for this application, the Development Review Board finds, concludes, and decides the following. - FINDINGS OF FACT The applicant is seeking final plat approval to amend a previously approved planned unit development consisting of: 1) a 12,590 sq. ft. building which includes one (1) dwelling unit, 9996 sq. ft. of retail use and 2594 sq. ft. of general office use, 2) an 1800 sq. ft. building used for indoor recreation, and 3) an 1800 sq. ft. accessory building used for seasonal barbeques. The amendment consists of modifying the parking space layout of 14 parking spaces, 340 Dorset Street. 2. The owner of record of the subject property is Edgar Welch. 3. The subject property is located in the Central District 2 (CD2) Zoning District and Design Review District #2. 4. The plan submitted is entitled, "340 Dorset Street South Burlington, Vermont" prepared by Michael Dugan, dated 1/28/99, last revised on 8/20/01, with a stamped received date of 5/16/06. 5. The applicant is proposing to reconfigure the parking spaces along the eastern side of the property. The spaces were previously configured at a 90 degree angle. The applicant is now proposing to reconfigure the spaces so that they will be at approximately a 55 degree angle. The newly proposed design meets all of the criteria in Table 13-8 of the South Burlington Land Development Regulations, including aisle width; curb length; and depth of stall. There are no changes in the number of parking spaces required or provided. - 1 - #SD-06-37 DECISION Motion by , seconded by 06ryL�Hlbr) to approve Fi Plat Application SD-06-37 of Edgar Welch, subject to the following conditions: 1. All previous approvals and stipulations shall remain in full effect, except as amended herein. 2. This project shall be completed as shown on the plat submitted by the applicant and on file in the South Burlington Department of Planning and Zoning. 3. Any changes to the final plat plan shall require approval of the South Burlington Development Review Board. 4. The final plat plan (Sheet S1) shall be recorded in the land records within 180 days or this approval is null and void. The plan shall be signed by the Board Chair or Clerk prior to recording.
