SYRACUSE SUPPLY OPERATION
Syracuse Supply Company is involved in the sales, rentals and service
of industrial lift trucks. They presently have three (3) service ve-
hicles which are driven home by the employees. These servicemen spend
most of the day at customer locations on repair work. The manager
also serves as the only saleman in this area and spends approximately
70 percent of his time on the road. The only outside traffic that is
generated is approximately three to five customers per day. Syracuse
Supply has been located on San Remo Drive in South Burlington since
1971.
At this time, it is anticipated that we will spend approximately $5,000
to remodel this building for use by Syracuse Supply Company. The build-
ing is presently assessed at $30,000. The only outside work that will
be done will be the painting of the entire building.

Use conversion entails no structurl alterations, no building permit
is necessary.

Presently, two uses are in operation on this lot: Tennis building
and courts, and paddle tennis courts and shelter; the paddle tennis
facility received multiple use approval from the Zoning Board of
Adjustment on 12/2/74.
Current proposal is to build a 12' x 121 office building onto
the existing paddle tennis warm up shelter, for use by f.`,r. Bensen
in connection with the paddle tennis business and his investment
business.

The area is zoned R4, with a strip of CO along the lakeshore,
extending 1501 inland from the high %�,ater level (102.5).
Property in question is a vacant 1001 x 190' lakeshore lot at
123 Holmes Road.
The proposal is to construct a single family di -,gelling to within
approximately 100-1201 of the top of the bang; or approximately
140 from the apparent high water mark.

Property in question is a pre-exis.ing lot, % acre in size, with
non -conforming 40f x 801 structure (present side yard is 251 - 30'
required; present front yard is 401 - 75' required).
Proposal is to make $5,000 in interior renovations to an existing
building appraised at $30,000, to accomodate a fork lift sales
rental, and service business, which is a conditional use under
section 8.103 of the ordinance.
