SUGGESTED MOTION OF APPROVAL
That the South Burlington City Council approve the conditional
use application of Joseph G. Senesac of South Burlington, Vermont
permitting the construction of a 60' x 100' building and occupy
same, along with existing structures, as an office and warehouse
for manufacturing garages at 172 Dorset Street, according to the
proposal of record and based on the following findings and stipulations:
Findings:
1. That the proposed use is consistent with the health, safety and
welfare of the City of South Burlington and standards 2,3 and 4 of
Section 5 of the Interim Zoning Regulations.
2. That the proposed use is consistent with standards 1 and 5 based
on the evidence submitted by the applicant.
Stipulations:
1. That the use of the present structure be temporarily for office
space and that the use not exceed a period of one (1) year. Upon
expiration, the structure in question will revert back to a
residential use.
2. That the driveway, located to the north of this property be
shared with the adjoining property, and constructed, according to
the plan of record, prepared by Land Planning - Investment, Inc. dated
11/28/79.
3. That the present access to Dorset Street be closed.

Re: Conditional use application of Joseph Senesac, 172 Dorset Street
The property in question is a single family dwelling with a detached garage.
The dwelling will be used as office area and the garage for storage and light
manufacturing of garages. The proposed new building (60' x 100') will be con-
structed in the summer of 1980, also being used for manufacturing and storage.
This property abuts the former Bailey property T.hich recently was granted a
conditional use (music store).
The Council stipulated that when the adjoining property is commercial developed
that the curb cuts be consolidated. The applicant is proposing to widen the
existing drive to thirty feet and close the present drive to the existing garage.
The use of the garage will be from the rear. This proposed business is presently
located at 356 Dorset Street, however, no manufacturing is involved. Under the
1974 zoning regulations this area is zoned B-R District, permitting an office
use and prohibiting manufacturing.

Dear Mr. Senesac:
This letter will confirm our conservation regarding your establishing a
business at 172 Dorset Street without obtaining the necessary approval from
n the City Council.
As you are aware the property in question is located within the Interim
Zoning District and your proposal use of the property is a conditional use
requiring City Council approval.
We are scheduling a hearing for December 17, 1979 regarding this matter.
The fact that you have started work on this project without permits is a
direct violation and can result in serious consequences. The City Council will
be aware of the situation and they may have some problem with approval of your
proposed use. In addition the use of trailers for storage is prohibited without a
permit. I suggest that the trailer be moved to the rear of the property and
screening from view of Dorset Street.
As for the property line dispute, before any permits are issued for the con-
struction of a building or erection of a sign, this matter will have to be
resolved.
As I suggested to you, it would be wise to cease any further work until after
the hearing.

I understand the regular meetings are held twice a month on Monday
at 8:00 p.m. at the City Hall, Conference Room. The legal advertisement
must appear in the Burlington Free Press a minimum of fifteen (15) days
before the hearing, I agree to pay a fee of $30.00 which fee is to off-
set the costs of advertising and the hearing.
