HomeMy WebLinkAboutSP-91-0000 - Decision - 0155 Dorset StreetFINDINGS OF FACT & DECISION STATE OF VERMONT COUNTY OF CHITTENDEN 06DD CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of University Mall Realty Trust for change in circulation during peak traffic periods on the University Mall property, 155 Dorset Street. On the 19th of November, 1991 the South Burlington Planning Commission approved the request of University Mall Realty Trust for Revised Final Plat. approval under Section 204 of the South Burlington Subdivision Regulations based on the following find- ings: 1. This amendment is to revise the circulation pattern at the south-east corner of Steinbach's. This change will involve placing a gate at this location which when extended in an east - west direction will prevent traffic from exiting directly onto the northerly access drive. This gate will be used during peak traffic periods. 2. Signage and temporary wheel stops will be used to inform and direct the traffic in the desired direction. Some green space will be lost and an existing tree will be relocated. 3. The proposal would increase overall lot coverage from 70% to 70.6% (maximum allowed is 70%). 4. The proposed revision would reduce congestion at the norther- ly entrance and improve overall traffic circulation. DECISION & CONDITIONS Based on the above Findings of Fact, the South Burlington Plan- ning Commission approves the revised final plat application of University Mall Realty Trust for change in circulation during peak traffic periods on the University Mall property as depicted on a 2 page set of plans, page 1 entitled "Site Plan, University Mall, Dorset Street, South Burlington, Vermont," prepared by Pinkham Engineering Associates, and dated 11/12/90, last revised 11/15/91, with the following stipulations: 1. All. stipulations contained in the 9/24/91 and earlier approv- als which are not superseded by this approval shall remain in ef-- f ect. 2. New curbing related to this amendment shall be concrete. 3. Subsequent to the holiday season, the applicant shall return -to the Commission for a review and progress report of how the temporary holiday season circulation pattern functioned. At that time the Commission shall determine whether -the pattern shall become permanent or whether it should be continued as a holiday season circulation change only. 4. Prior to permit, the plan shall be revised to show a maximum total lot coverage of 70%. The green space to be added shall be located preferably along Dorset Street or in another location that will improve the general appearance of the property. The revised plan shall be approved by the City Planner. 5. The revised final plat and engineering drawings shall be recorded in the South Burlington land records within 90 days or this approval is null and void.
