HomeMy WebLinkAboutSP-87-0000 - Decision - 0150 Dorset StreetFINDINGS -OF FACT STATE OF VERMONT Or)t G,i COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON'- Re: Findings of Fact, application of Dorset Square Associates (Mery Brown) for construction of a 3072 square foot addition to the south side of the Earl's Schwinn building and combination of Earl's lot with the Dorset Square Mall at 150 Dorset Street. On the 11th of August 1987, the South Burlington Planning Commission approved the request of Mery Brown for site plan approval under Section 19.10 of the South Burlington Zoning Regulations. 1. TRAFFIC ACCESS: Revised plans shall show access for the new addition through the existing Dorset Square Mall access off Dorset Street and through a 24 foot wide drive off of Corporate Circle. The existing curb cut for Earl's Schwinn on Dorset Street shall be closed. Written permission from the Corporate Way property owner shall be obtained prior to using this private road for access. A bond shall be posted for closing the curb cut on Dorset Street prior to permit in an amount determined by the City Engineer. 2. PARKING: Is adequate. 3. LANDSCAPING: The pavement along the west and north of Earl's shall be removed and grassed. A $7500 landscaping bond shall be posted prior to permit. A revised plan showing larger trees shall be submitted to the City Planner for approval prior to permit. 4. OTHER: If the Dorset Street signal is removed the applicant shall complete a traffic study to determine what, if any improvements are needed. The study shall be performed by the applicant, reviewed by the Planning Commission and the Regional Planning Commission Traffic Engineer. Any recommendations made by the Commission after review of the study shall be done by the applicant. The Commission retains this right for 2 years. 5. A 375 gpd sewer allocation is made and $2.50 per gallon shall be paid prior to permit. 6.
