HomeMy WebLinkAboutVR-97-0000 - Decision - 1181 Airport DriveSOUTH BURLINGTON ZONING BOARD OF ADJUSTMENT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re- Bernard & Fernard LaPlante Request for a variance 1181 Airport Drive Findings of Fact, Conclusion of Law & Order This matter came before the South Burlington Zoning Board of Adjustment on November 24, 1997 by the application of Bernard and Femard LaPlante, the appellants for a variance to construct a 16'x 20' addition to an existing 20'x 26' garage located at 1181 Airport Drive according to plans submitted. The Board of Adjustment finds as follows: 1) That the property in question is located within the Residential 4 District. 2) That the existing garage is located to within ten (10) feet of the rear property line. Thirty (30) feet is required. 3) That the property is a comer lot with access to the garage on Patrick Street. 4) The lot contains 6,665 square feet with 63 feet frontage which is non -complying to existing zoning by-laws. 5) The property is developed with a 24'x 34' dwelling constructed on a slab. 6) The house and garage were constructed in the 1950's. 7) Appellant needs addition to garage for storage and a small workshop. 8) Neighborhood character is not affected by this proposed addition, abutting property owners support this request. 9) Extending the garage any other way affects altering the roof line. 10) Minimum variance to afford relief and allow reasonable use of the property.
