FINDINGS OF FACT AND DECISION
STATE OF VERMONT
COUNTY OF CHITTENDEN
CITY OF SOUTH BURLINGTON
Re: Design review application #DR-02-06 of Bob Diaco, Sign*A*Rama to install one (1)
new wall sign on the northern elevation of the southern wing of the Blue Mall, 150
Dorset Street.
On the 7ch of May 2002, the South Burlington Development Review Board approved the
request of Bob Diaco seeking master signage plan approval under Section 4 of the South
Burlington Sign Ordinance based on the following findings:
1) This project consists of amending the master signage plan for the Blue Mall. The
amendment consists of the addition of a 24.5 square foot wall sign, which is internally
illuminated cut-out letters, reading "State Farm", 150 Dorset Street.

3) This property located at 150 Dorset Street lies within the C1 and CDl Districts. It is
bounded on the north by Market Street, on the east by Dorset Street and the several
small residences that have been converted to office use, on the south by the
undeveloped land and several single-family residences, and on the east by a
restaurant.
DESIGN REVIEW CRITERIA

4) No addition to the freestanding sign at 150 Dorset Street is proposed.

5) Consistent Design: The wall sign is located in the soffit area of the building fagade
facing the parking area along Dorset Street. All of the adjacent signs located in this
shopping center are in the same general soffit area. None project above the roof or
parapet of the building or below the top of any first floor doorway. The proposed
sign will utilize red plexiglass with white returns, and the cut out letter sign is similar
to others adjacent to it. The sign is in keeping with the high aesthetic qualities
expected of the City Center District. The proposed sign area is 24.5 square feet.
6) Color and Texture: The wall sign has red letters with white returns. The shade of red
is similar to the "Outback" and "Clay's" signs.
7) Materials: The construction of the proposed wall sign constructed of neon illuminated
channel letters with red plex faces, 2 1 " tall x 14' wide. This is similar to existing
signs within the shopping center. The proposed sign is therefore deemed to be
designed and constructed of suitable materials.
ADDITIONAL SIGN ORDINANCE CRITERIA:
8) Location of Features: The locations of the proposed sign is noted in the photographs
provided by the applicant.
9) Computation of Maximums: The applicant is proposing a 24.5 square foot sign. The
sign, because it is cut-out letters, the applicant is allowed 10% of the signable wall
area. The signable wall area is 270 square feet. Allowing for a 27 square foot sign.
10) Color Scheme: The red cut-out letter wall signs predominate. The proposed wall sign
conforms to the existing signs on this fagade.
11)Lettering or Graphic Style: The majority of the wall signs employ cut-out block or
script lettering. The proposed wall sign will utilize cut-out block letters.
12) Lighting: The signs on this property use internal illumination.
13) Location of Signs on Buildings: The majority of the wall signs are located over the
storefronts below the roof line.
14) Material: The majority of the wall signs employ a plastic or luxan material.
15) Sian Proportions: The wall sign meets all size requirements and are similar in size to
what is present on the property.
16) Consent: The owner of the property signed the design review application submitted.
DECISION AND CONDITIONS
Based on the above Findings of Fact, the South Burlington Development Review Board
approves design review application #DR-02-06 of Bob Diaco, Sign*A*Rama. This
project consists of amending the master signage plan for the Blue Mall. The amendment
consists of the addition of a 24.5 square foot wall sign, which is internally illuminated
cut-out letters, reading "State Farm", as depicted on a three page set of illustrations, page
one entitled, "Master Signage Plan -Inventory of Existing Signs Dorset Street Associates
150 Dorset Street, So. Burlington, VT 05403", as prepared by Bob Diaco, Sign*A*Rama,
dated 4/16/02, with the following stipulations:
1) All previous approvals and stipulations which are not superseded by this approval
shall remain in effect.

2) The applicant shall obtain a sign permit within six months pursuant to section Five of
the Sign Ordinance of this approval is null and void.
3) Any change to the Master Signage Plan shall require review by the South Burlington
Design Review Committee.
4) This approval of the proposed sign design is based solely on the application's
compliance with the design review criteria contained in Section 4 of the South
Burlington Sign Ordinance. The determination of whether or not this application
complies with all other requirements contained in the sign ordinance shall be made by
the Code Officer.

$150.00. If you fail to appeal this decision, your right to challenge this decision at some future time may be
lost because you waited too long. You will be bound by the decision, pursuant to 24 V.S.A. § 4472(d)
(exclusivity of remedy; finality).
