Re: Findings of Fact, application of Earl Greer for construction
of a 2,020 square foot addition to an existing building, 10
Dorset Street.
On the 5th of December, 1989, the South Burlington Planning
Commission approved the request of Earl Greer for site plan
review under Section 19.10 of the South Burlington Zoning Regula-
tions based on the following findings:
1. TRAFFIC ACCESS: Access is by two curb cuts on Dorset Street,
one shared with Texaco (30 foot cut) the other further south (35
foot. cut). There is also access from 100 Dorset and behind the
Texaco Station.
2. CIRCULATION & PARKING: Circulation is provided on all sides
of the complex. Circulation is shared with 100 Dorset Street on
the southeast and southwest portions of the lot, and on the
northern portion of the lot with Texaco. There are 59 parking
spaces, including one handicapped spot. The zoning regulations
require 47 spaces.
3. LANDSCAPING & SCREENING_ Applicant shall post. a $2,000, 3-
year landscaping bond prior to permit. If the relocated trees
die, they shall be replaced by the Greers.
4. OTHER: a) Prior to permitting, the plan shall be revised to
snow: 1) Where the proposed catch basin will drain, and this
shall be approved by the City Engineer; 2) new underground serv-
ice from GMP pole 2-12 instead of a new pole; 3) a clear delinea-
tion of improvments to be constructed as part of the Dorset
Street project (i.e. sidewalk, bike path, curb cuts, etc.). b)
The applicant shall close the existing middle curb cut prior to
occupancy of the addition. c) A building permit must be obtained
within 6 months or this approval is null and void.
