Re: Findings of Fact, application of Burlington International Airport for construction for an expanded
aircraft ramp and terminal apron.

On the lq 'day of September, 1999, the South Burlington Director of Planning & Zoning
approved the request of the South Burlington International Airport for site plan review under Section
26.10 of the South Burlington Zoning Regulations based on the following findings:
1. This project consists of the construction of an expanded aircraft ramp and terminal apron.
2. The owner of record of this property is Burlington International Airport.
3. This property located at 1200 Airport Drive lies within the Airport District. The area to be
affected is bounded on the north, south and east by the airport and on the west by Airport Drive.
4. Coverage: Coverage calculations were not submitted. The airport property is largely uncovered
and therefore it is assumed coverages are easily met.
5. Landscaping: Approximately 2.3 acres of lawn area will be converted to pavement. No new
landscaping proposed.
DECISION & CONDITIONS
Based on the above Findings of Fact, the South Burlington Director of Planning & Zoning approves
the site plan application of Burlington International Airport for construction of an expanded aircraft
ramp and terminal apron as depicted on a two (2) page set of plans, page one entitled "South Apron
Expansion" prepared by Edwards and Kelcey, with a stamped received date of 9/14/99, with the
following stipulations:
1. All previous approvals and stipulations affecting the subject property which are not superseded by
this approval shall remain in effect.
2. The proposed high mast lights shall be screened and/or directed so that the glare of the lights is
not visible from Airport Drive.

3. The applicant shall obtain a zoning permit within six (6) months pursuant to Section 27.302 of the
zoning regulations or this approval is null and void.
4. The applicant shall obtain a Certificate of Occupancy/Compliance from the Administrative Officer
prior to the use of the new expanded area.
5. Any change to the site plan shall require approval by the South Burlington Development Review
Board.
