Two visitor parking spaces are proposed for the front yard. These spaces appear to interfere with the root struc- ture of existing trees. 2. Rear parking area will be increased by 16' to the north portion of the lot the main entrance will re- main as originally proposed. 15 parking spaces is the minimum required, this is an increase of 4 from the original plan. The revised layout of the parking area indicates that angle parking will be required. With angle parking and designing a 101 x 16' space allows for a turning movement area of 16 feet the minimum recommended is 20 feet, therefore the width of the parking area should be increased by 4 feet. The Commission can waiver this by 50% if the developer can demonstrate that these requirements is not necessary. 3. This plan conforms to all other requirements of the zoning regulations. The existing curb cut will be relocated, the developer is required to close that c urbwhich will not be used. Bonds for landscaping ($1,200) entrance & exist improve- ment ($1,600) storm drainage work ($750) are required.
