Marla,
I’d like to provide the following comments on 850 Hinesburg Road
Phase 1
The proposed gravel road shall remain private. Under no circumstances will the city consider acceptance of a
gravel road now, or in the future.
It is my understanding that the sewer line will remain privately owned to the point where it connects to the
exisƟng city owned pipe east of the project site.
The project shall be constructed in accordance with South Burlington Public Works Standards and SpecificaƟons.
The proposed road appears to have a 10% grade. This is the maximum allowed and should be monitored closely
during construcƟon.
Please confirm that appropriate site distances are provided at intersecƟons. A table on sheet C4.0 indicates that
this is not the case somewhere on the project.
The minimum driveway culvert is 15”. The minimum pipe size for culverts across roadways is 18”.
The project must obtain drinking water and wastewater allocaƟons.
Phase 2 and beyond
As part of any future phase, enƟre road must be upgraded to meet current DPW standards. This includes the
exisƟng secƟon of road between Hinesburg Road and the new porƟon of Maxine Way included in phase 1 as
well as all roads constructed as part of phase 1.
The project shall be constructed in accordance with South Burlington Public Works Standards and SpecificaƟons.
I believe that an updated plat is on the way. I’d like to review the proposed future ROW width and locaƟon. It is
not clear based on the current plat which uƟliƟes and structures are proposed to be located within the ROW. It
should be clarified at what point the City is being asked to accept wastewater infrastructure (smh#3 and to the
east)?
The project proposes to eliminate the hammerhead turn around constructed as part of phase 1 when the road is
extended. Phase 2 must include a turnaround at it’s end.
The project must obtain drinking water and wastewater allocaƟons for the addiƟonal development.
The "Neighborhood Street - Narrow" street typology does not accommodate on-street parking. Applicant will
need to provide street signage to this effect.
The applicaƟon should review the City's stormwater ordinance to ensure that policies related to the future
acceptance of stormwater infrastructure are clear.

Hi everyone,
CEA has submitted updated plans for both the master plan application #MP-24-03 and for the Phase 1 preliminary
plat application #SD-24-08. Their revised submission consists of plans only; no supporting cover memo has been
provided. Regarding stormwater, the Board is going to let them make the modifications for the final plat, so no
changes have yet been made there either. I’ve spoken to many of you about the revisions already, but am now
asking for your formal comments for inclusion in the StaƯ Report for the Board. Their continued application will
be reviewed by the Development Review Board on November 5. I’ll be at a conference the last week of October, so
please send your comments on the revised materials no later than Wednesday October 23.
