Feedback on MP-23-03
1. The applicant specifically class out a potential ADU on Lot 1D and not on lot 1C. Recommend the Board
NOT include that level of specificity as all SFH in Vermont may have an ADU. In light of Act 47 and H 687,
the Board should otherwise specify the type of development that has been applied for an approved on
each lot.
2. Phasing of the roadway should be made more clear – specifically with regards to the red dashed lines
which do not match the text.
3. The Board should discuss pedestrian amenities along the roadway and timing thereof as part of the
phasing plan.
4. The applicant has proposed an alternative compliance for the roadway standards. The Board should
review the standards for alternative compliance carefully in making its determination and require the
applicant to demonstrate how they have met each criterion.
5. The existing solar panels are shown across 2 of the proposed lots. This may prove complex for the
applicant in the future. Recommend having them on one lot.
6. Lot 4 – Open Space Lot. (a) the cover letter does not appear to specify the type of civic space included. The
applicant should clarify their proposal. The Board should also review and confirm whether the selected
civic space type can include the project’s stormwater facility and if so if any design requirement are
necessary to ensure it is functionally part of the civic space. (b) It is not clear in the master plan or
preliminary plat what the rectangles with asterixis in them are. Please clarify that these are a form of
community amenity.

Hi folks,
The Wrights have submitted a master plan application and a preliminary plat application for phase 1 to subdivide
their lots and develop additional homes on the new lots. The subdivision involves creation of a new lot
surrounding the existing non-conforming commercial parking facility and development of a new home on that lot,
which is a strange enough thing to do that I’m worried it’ll cause issues. The Board will review this application on
July 16. Please provide comments by Monday July 8.
Master Plan Project description:
Master plan application #MP-24-03 of WGM Associates to subdivide an existing approximately 10.0 acre lot
developed with three homes and an existing non-conforming commercial or private parking facility into ten
single family home lots ranging from 0.26 acres to 2.05 acres, one single family home lot with an existing
non-conforming commercial or private parking facility on 1.52 acres, and one 1.0 acre civic space lot, 850
Hinesburg Road.

Preliminary Plat project description:
Preliminary plat application #SD-24-08 of WGM Associates for phase one of a concurrent master plan for a
development consisting of eleven single family homes and an existing non-conforming commercial or
private parking facility. The phase consists of the creation of seven lots, three containing existing single
family homes, two to contain new homes, one to contain an existing non-conforming commercial or
private parking facility and new home, and one civic space lot, 850 Hinesburg Road.
