We have an additional note to add to this development. The required fire hydrants shall be installed and
operational and tested by CWD prior to the beginning of any combustible construction. Hydrant flow data shall be
forward to SBFD-FMO prior to any combustible construction. (we recently found 2 hydrants installed but not
operational as the contractor “forgot” to notify CWD.

Ok, thanks both. Just so I am clear, would the problem be resolved by a larger water line, or is there more to it than
that? Would the addition of a hydrant cover it? My question is to tease out whether they’re ok for preliminary plat
and just need to work out some details for final plat, or whether they have to go back to the drawing
board. Thanks!

FMO would agree with CWD assessment of the water issue for this development. There is not enough water to
provide fire suppression for this new development as currently proposed. (ref. NFPA 1 – 1833 through 18.5).

I have some concerns with the proposed water line size to serve phase I being that it would not be large enough to
serve phase II and III. I think a full-size water main with hydrants is in order and have reached out to Terry for his
thoughts before I formally oƯer my tech review comments.

Hi folks,
The Wrights have submitted a master plan application and a preliminary plat application for phase 1 to subdivide
their lots and develop additional homes on the new lots. The subdivision involves creation of a new lot
surrounding the existing non-conforming commercial parking facility and development of a new home on that lot,
which is a strange enough thing to do that I’m worried it’ll cause issues. The Board will review this application on
July 16. Please provide comments by Monday July 8.
Master Plan Project description:
Master plan application #MP-24-03 of WGM Associates to subdivide an existing approximately 10.0 acre lot
developed with three homes and an existing non-conforming commercial or private parking facility into ten
single family home lots ranging from 0.26 acres to 2.05 acres, one single family home lot with an existing
non-conforming commercial or private parking facility on 1.52 acres, and one 1.0 acre civic space lot, 850
Hinesburg Road.

Preliminary Plat project description:
Preliminary plat application #SD-24-08 of WGM Associates for phase one of a concurrent master plan for a
development consisting of eleven single family homes and an existing non-conforming commercial or
private parking facility. The phase consists of the creation of seven lots, three containing existing single
family homes, two to contain new homes, one to contain an existing non-conforming commercial or
private parking facility and new home, and one civic space lot, 850 Hinesburg Road.
