Should there be a proposed ROW shown but noted as Private? I see in the narrative that it is noted to remain a private road. o The parcel line down the middle is the case for Phase 1 but is shown differently for Phase 3. I’d like some clarity on road ownership plans for the future, particularly when Phase 3 occurs. I see in the narrative that it is noted to remain a private road in Phase 1 but the note of “Phase 3 Dedication of ROW/Easement” makes it unclear.  Does the sidewalk need to be shown at the Master Plan level to indicate which side it will be on? I don’t see it on the plans or cross-sections of the road, but I’d like to see what they are thinking since homes will eventually be on both side of Maxine’s Way. Thanks! The subdivision involves creation of a new lot surrounding the existing non-conforming commercial parking facility and development of a new home on that lot, which is a strange enough thing to do that I’m worried it’ll cause issues. The Board will review this application on July 16. Please provide comments by Monday July 8. Master Plan Project description: Master plan application #MP-24-03 of WGM Associates to subdivide an existing approximately 10.0 acre lot developed with three homes and an existing non-conforming commercial or private parking facility into ten single family home lots ranging from 0.26 acres to 2.05 acres, one single family home lot with an existing non-conforming commercial or private parking facility on 1.52 acres, and one 1.0 acre civic space lot, 850 Hinesburg Road.
