Be advised that the Zoning Board of Adjustment has ruled that
your property should be considered as two lots, held in separate
ownership and that a permit be issued for development of the
vacant lot in accordance with all other provisions set forth
within the City's zoning regulations.
Based on their ruling it will not be necessary to apply for sub-
division. However, you will be required to complete the legal
paperwork which must be recorded with the City Clerk.

Lots in question were set-off in July 1959 by Luigi Lamartire. Both
lots were 75' x 100' and are recorded on a plat plan in volume 49,
page 20. On June 10, 1960 Ronald Corey purchased from Angelo
Pizzagalli (75' x 100'). On December 27, 1961 Ronald Corey and
Howard Barber exchanged a triangular parcel (9' x 49') which added
to the rear and decreased the frontage. On March 30, 1967 Ronald
Corey purchased the adjoining lot (75' x 100") from Angelo Pizzagalli.
On August 15, 1968 George Myers purchased from Ronald Corey, both
lots were combined under one deed.
It is the opinion of the City Attorney that Section 18.110 of the
zoning regulations applies.
Section 18.110:
Any lot held in individual and separate and non-affiliated ownership
from surrounding properties in existence on the effective date of
these regulations, may be developed for the purposes permitted in
the district in which it is located, even though not conforming to
minimum lot size requirements, if such lot is not less than 1/8
acre in area with a minimum width or depth dimension of 40 feet.
The parcel in question was combined in 1968, language similar to
Section 18.110 has been part of the zoning regulations since 1974.
Approval is required by the Board as warned and minor subdivision
approval is necessary by the Planning Commission.

reference to the title of Ronald P. and Elizabeth Corey in and to the

Tlo: South Burlington Zoning Board of Adjustment
We request that our property located at 1151 Airport Drive, South Burlington be
divided into two individual parcels as shown on the attached plot plan. This would
be consistent with the original property that we purchased in 1968. We believe ap-
proval of our request should be granted for the following reasons:
a) The property as purchased in 1968 was defined in the attached letter from our
attorney, Douglas S. Stuart, dated 14 August 1968, and Warranty geed recorded in Vol.
88, page 273 of the South Burlington Land Records, copy attached. It was our under'
standing that we purchased two separate parcels of land and that the Warranty Deed
prepared by the seller's attorney would reflect this fact even though it was purchased
in one transaction. Combining the two parcels into one parcel was not our intent.
b) South Burlington sent us the attached property appraisal during the 1971 reap-
praisal period. This property appraisal clearly shows that the city recognized two
separate parcels of land, and our taxes during that period have been based on two in-
dividual parcels of land.
c) The City of South Burlington added a curb cut for the vacant lot when the
sidewalks and curbs were added on Airport Drive.
d) Both lots shown met the frontage requirements for a building lot at the time
they were subdivided. The proposed parcels are consistant with the existing neigh-
borhood which has parcels as small as sixty foot frontage as shown on the city's tax
map.
In conclusion, we purchased two separate parcels of land, the city has taxed us
on two separate parcels of land;,from 1968 - 1985,_ the city recognized the vacant lot
by providing a curb cut, and the requested action is consistant with the conditions
existing in the neighborhood.
