Morning Marty,
I worked with my GC and have a more formal drawing that hopefully makes this easier to digest. There
are some adjustments. see attached.
· The garage addition is going to be 24 x 30 (720 sq ft) and align with the existing home footprint
width wise/setbacks.
· The driveway will have no changes
· The old garage will be torn down (original photo I put an x, not sure what info is on file but can be
minused from lot coverage, roughly 10x20)
· The second floor will be 4x2 (720 net new sq ft)
· The first floor of the existing home will not change 2x1 (24x32)
· Final home footprint will be 24x62 (1488 sq ft).
· Final finished sq ft is 2,256.
· Beds 6 baths 3
Let me know what other info is needed to move the permit along please.
Thank you
Matt

Hi Matthew,
Understood, thanks for the information. The last thing I need is for you to confirm the building size and
lot coverage calculations provided on the initial Zoning Permit application form and provide a final
number of finished SF vs unfinished garage SF.
Based on my understanding of your drawings, you are proposing a 768 sf addition (all finished) on the
second floor, and a 768 sf addition (192 sf finished, 576 sf unfinished) on the ground floor, for a total
addition of 960 sf finished sf.

Hi Matthew,
Thanks for the follow up. To clarify, the only access to the proposed addition will be from inside the
existing house?

I dont want to turn it into a duplex, so we’ll have the access inside.
Thank you for the guidance here.

Good Afternoon Matthew,
I am reviewing the permit application you submitted for 35 Simpson Court. In our
regulations, the difference between a separate “dwelling unit” and a simple building
addition is the presence of an separate exterior entryway. If your proposed home
addition/’in law suite’ will have a separate door to the exterior, we will either have to
permit the addition as an Accessory Dwelling Unit or change the permitting for the
entire structure from a single-family home to a duplex. If the ‘in-law suite’ will only
be accessed from inside the existing house, then your permit is approvable is
submitted.
Please confirm whether this project will include a separate entrance.
Best,
Marty
