The last thing I need is for you to confirm the building size and lot coverage calculations provided on the initial Zoning Permit application form and provide a final number of finished SF vs unfinished garage SF. Based on my understanding of your drawings, you are proposing a 768 sf addition (all finished) on the second floor, and a 768 sf addition (192 sf finished, 576 sf unfinished) on the ground floor, for a total addition of 960 sf finished sf. 1 Marty Gillies From:Matthew Filion <filion.mj@gmail.com> Sent:Wednesday, September 18, 2024 4:58 PM To:Marty Gillies Cc:planning Subject:Re: EXTERNAL: Re: 35 Simpson Court permit Correct! Please use proper judgment and caution when opening attachments, clicking links, or responding to this email. I dont want to turn it into a duplex, so we’ll have the access inside. Thank you for the guidance here. In our regulations, the difference between a separate “dwelling unit” and a simple building addition is the presence of an separate exterior entryway. If your proposed home addition/’in law suite’ will have a separate door to the exterior, we will either have to permit the addition as an Accessory Dwelling Unit or change the permitting for the entire structure from a single-family home to a duplex. If the ‘in-law suite’ will only be accessed from inside the existing house, then your permit is approvable is submitted. Please confirm whether this project will include a separate entrance.
