A couple of other thoughts on the new hotel. From a IBC perspecƟve this is a separate building and would need a new
911 address. Our conversaƟons with Pizzagalli found that there are IBC separaƟon requirements and separate fire
protecƟon systems required. There is an inconsistency in the submiƩals regarding the skybridge. ElevaƟons show the
connecƟon at 3rd floor of the new bldg.. while floor plan layout indicates the connecƟon at the second level. Kind of a big
difference as the apparatus can’t’ pass under the access lane if the second floor connecƟon from the new bldg. That is a
non starter for FD if the second floor access from the new property is being proposed.
Not sure what an IOD is, but access to the remaining elements of the master plan is criƟcal not only for emergency
access, the UVM-MC parking area to the NE and construcƟon traffic as well. How is the annual Catamount Dr. shutdown
going to be addressed?

Hi Team,
We have received a form based code site plan application for the Doubletree Hotel (related to but technically a separate
project from the UVM housing project behind the Doubletree). While there are a few minor elements missing from the
application, I believe it is ready for inter-departmental review.
In terms of the roadway/driveway, we have gone around a bunch on which project should include the road. Ultimately,
there are four projects that are being done by the same team on adjacent properties: Catamount Woods (phase 1 of
master plan), the Rugby Field Housing (phase 2 of master plan), the hotel addition (this project), and the hotel parking
garage (not yet submitted). Only the master plan involves subdivision of land, which is where roadway standards are
housed in the LDR. In addition, no roadway improvements would be required for THIS hotel addition project. Therefore
we’ve decided to keep the review of the roadway modifications as part of the master plan, albeit some of the road will
be considered “off site improvements” for the purposes of that application. That all being said, we are asking for an IOD
for the right of way on the Doubletree site as part of this application, so that the master plan does not involve
dedication of off-property land.
Project description:
Site plan applicaƟon #SP-24-08 of AAM Burlington Hotel LLC to amend a previously approved plan for a 309 room hotel
and conference center. The amendment consists of removing a wing on the west side of the building containing 58
rooms and adding a four-story wing containing 70 rooms on the south side of the building, 870 Williston Road.
