As we were reviewing the lighting design we decided that would like to remove the A2 light pole and
fixture at the driveway, closest to Williston Road.

Can you please let us know if this sketch is sufficient to satisfy the 13.07 Exterior Light requirements?

(P&Z Follow up 9/6: We’ll accept the spillover at the building addition since the illumination is compatible with
street lighting. Please reduce the levels at the large parking lot fixture near the driveway to be limited to 0.3
footcandles or less at the property line. If your intent is to illuminate the sidewalk, you may do so using a
pedestrian scale fixture instead of spillover from a parking lot fixture.)

We can’t calculate the required landscaping bond amount until the landscaping issues are addressed. The value
should only reflect the plant cost; you may omit the hardscape cost from the required bond. This will be
enumerated in the decision.

We are very hopeful this project (SP-24-08) can be reviewed and approved independently of the
application for the portion on UVM lands. We are really pushing to start at the beginning of September if

absence. Please find an updated comment letter attached in both word and PDF format.
Regarding the decision about whether to retain the existing wing, if you were to decide to retain the
existing wing instead of demolish it after this pending decision is issued, that would require a site plan
amendment, which would be relatively simple. However, you could continue to work on the new
building construction while that amendment were in process. You just wouldn’t be able to get a
certificate of occupancy until the amendment was issued and the required appeal period expired.
You also mentioned something about wanting to keep the wing because of a housing shortage. If you
were to use the wing as housing and not a hotel (ie no longer paying rooms and meals tax), you would
need to meet inclusionary housing requirements for the new units, as well as pay residential impact
fees. Any conversion from hotel to residential is considered to be the creation of new housing units.
