Re: Meadowlands Animal Hospital - Traffic Study
Dear Marty,
In response to your August 28, 2024, email to Sam Beal of Duncan Wisnewski Architects regarding the
traffic study quesTon, we understand that a traffic study was not required by the LDRs for the Neagley &
Chase HQ proposed in 2022 and will not be required for the ORAH submission.
In the past, because Act 250 and the VTrans SecTon 1111 Permit requires that each Tme a lot is
developed within the Meadowland Business Park (MBP) a Traffic Impact Study be undertaken to
determine if a traffic signal is required at the Meadowland Drive/Route 116 intersecTon, we have
typically include these for the City approval process (when they are available), for informaTonal
purposes to confirm that there are no traffic issues requiring miTgaTon.
None of the Studies completed to date would indicate that the MBP is close to generaTon enough le_-
hand turning movements to require any addiTonal miTgaTon measures. The prior study for the Neagley
& Chase facility confirmed this and the incremental increase from the proposed veterinary facility will
not change this prior finding.
