Dear Paul:
We are writing on behalf of Christopher & Janet Ruggerio to apply for Subdivision Sketch
Plan Review of a+/- 19.5-acre parcel located at 252 Autumn Hill Road (Parcel# 0085-00197).
The parcel is located in the Neighborhood Resideptial Transition and Natural Resource
Protection Zoning District. The parcel is undevelobed and is primarily covered by habitat block.
As the parcel is within an SEQ Sub-District, in existence prior to November 10th, 2021,
and is more than 4-acres in size, the applicant is allowed one "carve-out" of no more than 2-
acres per Article 15.C Section C of the Land Development Regulations. This proposal will carve
out a 1.9-acre lot from the existing 19.5-acre lot, creating one 1.9-acre lot and one 17.6-acre lot.
A+/- 0.8-acre building envelope is proposed, accessed by a proposed 12' driveway extending off
Autumn Hill Road. The project will also relocate Autumn Hill Road to be accessed off of the
existing Windswept Lane right-of-way as it currently runs through a wetland.
