I have oƯered responses to your comments to give some insight on how we addressed each of them. Our responses are below in red. 1) Completed applicaƟon form; one (1) digital copy of plans; and a list of the owners or record of abuƫng property owners. Lot coverage and building coverage information is incorrect – specifically, subdivided coverage for each lot is not provided. Please see section 8 (Lot Coverage) of the subdivision application form with revised coverages for each subdivided lot. 2) LocaƟon of exisƟng restricƟons on land, such as easements and covenants. Omitted, please provide or update narrative to address if none. Please see section 10 of the subdivision application form noting a 60’ wide access and underground utility easement for Autumn Hill Road. All easements will be depicted on the subdivision plat. Covenants exist for the use and maintenance of Autumn Hill Road. 3) ExisƟng water courses & buffers, wetlands & buffers, base flood elevaƟons if located in an area of special flood hazard, wooded areas, ledge outcrops, and other natural features. Please provide. Please see the attached subdivision plan showing a wetland and stream on the parcel along with the existing tree line. No other natural features, including those listed in Appendix E of the land development regulations exist on the parcel. There are no visible ledge outcrops on the parcel. This information has been added in section 9b of the subdivision application form and cover letter. 4) LocaƟon, type, and width of exisƟng and proposed streets and block layout (including roadways, sidewalk, recreaƟon path). Please clarify proposed access. The existing single-family home will continue to be served by Autumn Hill Road, however access to Autumn Hill Road will be relocated to the Windswept Lane right of way as its current access runs through a wetland. We are showing callouts on the plan referencing two existing curb cuts fronting the 1.9-acre lot containing the two barns. 5) LocaƟon of exisƟng sepƟc systems and wells. Please provide. Please see the subdivision plan showing the approximate locations of the existing well and septic system for the single-family home. 2 6) IniƟal Site CondiƟons Map. See appendix E. For what it’s worth, I recommend focusing your eƯorts on getting the needed materials together for this application as we may be able to sneak it into a small space on the DRB’s agenda because it is a fairly simple review, while the other application for the rear lot requires a more complex review so we’ll need a more standard amount of time to prepare our report.
