Verity Lattrelle Proposal: The crack in our garage slab is worsening. We would need a cap on it as well as footings on either side of the garage to go ahead with our planned/proposed project. We had a structural engineer come out and these were his recommendations in regard to the slab. The garage needs work and has needed work. The header where the garage door is, recently needed to be replaced as birds had continued to nest and rotted it out. There is continued wood rot around the garage base and roofline from time, snow load, short overhangs, flooding from driveway being lower than the road with no drainage. Have tried regrading and adding rock. Hasn't helped. At this point financially, it is more advantageous to start over. With that in mind we would like to have a new supportive slab poured, build a new garage, and add a second floor. In speaking with someone recently in the office, the only way we could add a second story would be to turn our garage into an attached garage. Something we have been wanting to do anyway. Due to there not being a storm drain near our house and our house being the only one on the street whose driveway is lower (considerably) than the road, it results in constant flooding of our driveway and subsequent damage to the driveway and garage. We call it our lake. Will provide photo if needed. It has been a continued safety hazard when it feezes. And an annoyance otherwise. Especially when trying to get in and out of our cars when the driveway is flooded from rain or snow melt. (Slab) We would like to have the new slab poured a few inches higher (thinking no more than four inches) to accommodate the low driveway and prevent the rotting issues of our garage that we are facing now. We would also like to have the garage repositioned a foot or two forward to better accommodate the breezeway connecting the house to the garage. It wouldn't be positioned any closer to the road than the house. It would align the front of the house to the front of the garage. (Driveway) Next summer, if there isn’t time this summer, we would like to have the driveway repaved. Have had Premier Paving come out already to asses and provide an estimate. Doesn’t seem like a safe option to add drainage at the end of our driveway as when VGS installed natural gas on our street, and home, the natural gas line was placed not below the street itself, but below the end of my driveway. We would also like to make the current driveway a foot wider to better accommodate parking. 2 (Garage) The current garage is 10x20. Would like to make it 10x24 if possible, with attached porches on the second floor at the front and the back that would extend out six feet. The porches would be self supporting. No pillars needed structurally. Question possible placement of such, but for cosmetic reasons only. In summary, I’d like to correct the issues with my garage slab, the garage structure itself and the driveways issues. All things that have needed to be addressed and are getting worse, not better. The garage would be used for storage, allowing us to move out of our current rental storage unit. It would also give us a little extra personal space.
