FROM:Andy Rowe DATE:June 5, 2024 RE:Application to Amend #SP-22-060 224 & 268 Market Street This application to amend the prior site plan approval for the multi-use buildings under construction at 224 & 268 Market Street is to incorporate the following modifications to the previously approved plans: Market Street façade modifications Building B1 -eliminate brick above the level 4 balcony on the south end of the building (due weight of brick siding above balcony opening) Garden Street façade modifications -none School driveway façade modifications -none Open Space / Plaza modifications Two sculptural canopies proposed within the plaza have been eliminated. These fixed canopies potentially limit the flexibility of the layout and utilization of the rear portion of the plaza. The sculptural seating previously approved for this area will remain. Additional movable seating may also be provided by commercial tenants or for residents. A screening wall is proposed along the rear edge of the plaza. The screening wall will be 96” high aluminum panels with a laser cut pattern (see sheet L2.0 & below). The screening wall will provide a sense of enclosure to the plaza, and will also screen the garage access ramp and surface parking to the northwest. The value of the two structural canopies in the landscape budget was a total of $25,000. The cost of the screening wall materials, supports, and installation will exceed $25,000. Un-regulated façade modifications Building B1 -add doors facing the parking lot in the residential dwellings on level 1 in the T-4 zoning district -add entrance to/from the parking lot to the commercial space planned for a rental office use -add double door from commercial space to the plaza walkway near the northeast corner of the building -add a window and modify the siding on level 4 above the stairwell door Building B2 -add a door facing the parking lot in the residential dwelling on level 1 in the T-4 zoning district -add double door from commercial space to the plaza walkway near the southeast corner of the building -add a window and modify the siding on level 4 above the stairwell door -eliminated windows on the end of the building facing east Site related modifications -Adjust walkways & ramps at building entrances to align with building plans Landscape Plan modifications -Adjust plantings to align with walkways & ramps at building entrances -Add screening wall detail to Hardscape Detail sheet 2.0 Application exhibits: Civil design plans Architectural design plans Landscape design plans
