Hi Betsy,
Thank you for providing this additional info. I initially replied that the new room was going to be a
bedroom because the plan was for it to sometimes serve as a guest bedroom space. However, now that I
understand that classifying it as a bedroom requires a significant fee, we would like to resubmit the
permit as a rec room. The room is intended to primarily be a "bonus room" functioning as a playroom,
gym/yoga space. It really is not a primary bedroom. Sounds like the school impact fee is meant to apply
to primary bedroom spaces only.

The City Council enacted a school impact fee in July of 2023. Specifcially, the ordinance says, “This impact fee
shall apply to any land development that results in an increase in dwelling units on a per-bedroom basis or an
increase in bedrooms in an existing dwelling unit.”
Therefore, in order for us to issue a permit for you to finish your attic space into a bedroom, this impact fee
needs to be paid.
According to the Lister’s card on file, your home is currently a 3-bedroom home. The School Impact Fee for
going from a 3-bedroom to a 4-bedroom, is $3,706.00. Attached is the invoice.
If you have any questions about the Ordinance, please let me know and if I can’t answer them, I’ll will find
someone who can.
