The proposal involves changes to the open space for Phase 2A and the Overall Development. Due to privacy concerns associated with the sun terrace being considered “public” open space, the proposal is to remove the sun terrace from the required open space, both within Phase 2A and the overall development buildout. To account for the loss of the sun terrace in the open space computations, the courtyard area within Phase 2A is being expanded along with the snippet / parklet in the future phase. Below please find a summary of these changes: 1. Remove the 3,000 SF Sun Terrace from the Open Space Computations for Phase 2A and the overall development buildout. Please refer to Sheet L4.04 and L4.05. 2. Phase 2A Open Space – The temporary courtyard has been expanded by approximately 10’ to the north. Phase 2A now provides 5,350 SF of open space, exceeding the 5,327 SF requirement. Please refer to Sheet L4.05. 3. Overall Open Space Computations – The snippet park has been expanded to the north, adjacent to the future building entrance. The Overall Development is now providing 14,629 SF of open space, exceeding the 13,952 SF requirement. Please refer to Sheet L4.04. 4. As a result of expanding the snippet park to the north, the two future handicap parking stalls to the west of the Holiday Inn have been relocated to the north. This results in the loss of 3 future parking stalls. The proposal will not remove any residential parking and will meet the 86 residential parking space requirement entirely within Phase 2A. The proposal to increase the landscaping in the courtyard will not impact the landscape budget, as these temporary plantings were not previously included in the Phase 2A landscape budget. As such, a revised landscape budget is not required for this submission.
