Hi Adam,
You looking to upgrade? Since your parents have your as the renter, the
request for modifications would have to come from them. And the
medication plans has to be approved by the Board prior to work being
done. Honestly, I am super-fast about replying, because I don't like to
hold people up, but I also adhere to the procedures to make sure
everything is done right. And I really have never declined anyone unless
it affects the building structure itself.
One thing is to double check with the Town for any permits. I know if
there is structures (wooden) you will need a permit, including decks. I
went with a cement deck, no permit, and it doesn't rot. The
dimensions allowed is 12x12. It is a Fire Code of the City that you
cannot have a BBQ grill within 10' of the building structure. Also keep in
mind, that if driving, heavy equipment is used on the property that
affect like the lawn, or any debris you are responsible for cleaning and
fixing. When mine was done, I had to reseed the lawn where they
drove on it. I need to mention it, because sometimes people forget.
Railings.. cannot be attached to the side of the building. There is
absolutely nothing allowed to be drilled/attached to the building
structure at all. If you wanted to put up a spoke type railing, I really don't
see an issue with it, but it would need to be 3' or lower, nothing over 3
feet high. You cannot build a fortress on your deck =)
If you want to have benches, sure, but cannot be outside of the 12x12'
perimeter. So, if you build a new deck that is 12x12, and the bench
seating is 1' wide, then the open area you have is reduced. You cannot
have a 12x12 open space and then take another foot out for bench
seating. See below drawing for clarity. And remember to leave yourself
enough space for a grill.
No structures can be erected to “pen” in animals either. I know there
have been several dog owners that would like to erect their decks into
an outside area to let their dog out there, without a leash thinking it is
ok. It is not. Because the backyard/courtyard is common area, dogs are
not allowed out there. They can be on the deck, with the owner
present, but no static leashing is allow or without supervision. I have a
dog myself, and I have to follow the same rules as everyone else as
well. Would love to have my Lab in the pool, but , can’t do that either.
