HomeMy WebLinkAboutSP-24-12 - Supplemental - 1330 Shelburne RoadApril 25, 2024 Subject:1330 Shelburne Road -NBT Bank Site Plan Narrative TCE Project: 22-231 Description of Project The front of the existing building at 1330 Shelburne Road (old restaurant) will be converted to a 2,000 square foot bank with a drive-through lane behind the building. The rest of the building will be left vacant for the time being and will be developed and permitted at a later time. Building Design: The front of the building will have glazing that has a height of 7’ and will be 75% transparent. The principal entrance of the building will remain the same and will be include a new awning. Please refer to elevations attached with this application. Site Design The site has been modified to accommodate a drive-thru ATM behind the building. The brick fence dumpster enclosure will be removed and will be replaced with a drive-thru lane and a new porte cochere. The drive-thru lane will be 16’ wide and will be delineated with two new curbed islands. A new dumpster pad and enclosure will be constructed in the first two parking spots to the east of the Imperial Drive Entrance. Other site improvements include: 8’ wide sidewalk connecting the sidewalk on the site to the sidewalk along Shelburne Road Snow storage locations in the Southwest, Northeast, and Southeast corners of the site. Not included as part of this project: There will be no new or revised exterior lighting fixtures Impacts: Wastewater: There are no proposed changes to the water/wastewater allocation. The site is currently issued for 4590 gallons per day of water/wastewater allocation (see attached). The proposed project will only require 60 gallons per day, but would like to keep the existing allocation as is. Parking: The site currently has 104 parking spaces and 5 handicap parking spaces. Modifications to the site will reduce the total number of parking spaces down to 99, only 4 of which will be handicapped parking spaces. Traffic Impact: The ITE trip generation report for a 2,000 s.f. Drive-thru bank (Land use Code 912) is 42 PM Peak Hour Trips. The property is presently approved for 44 PM peak hour trips. Lot Coverage: The lot coverage will remain the same for the proposed site plan. There is an additional impervious surface added via the 8’ wide sidewalk, however some impervious surface will be removed and replaced with a planting bed for the drive-thru lane.
